This is the rate at which available properties are sold in a specific real estate market during a given time period. A normal healthy real estate market has about 6 months of inventory. Steamboat Springs Real Estate Report So much to be thankful for: the ski area is open, a wonderful holiday meal with my family, strong growth in the Steamboat real estate market and more importantly, pending and home sales have settled into a predictable pattern. Pending and sales December 2014 Steamboat Springs Market October proved to be another great month for Routt County real estate transactions with $75.1M in gross sales and 131 transactions. In part, this was due to a high number of upper end sales; 11 transactions over $1M including an $11M ranch sale. Steamboat Springs Real Estate Report Real estate transactions, both locally and national, continue to be steady thanks in part to low interest rates and stronger job creation. I certainly helped my fair share of Routt County residents and second-home owners buy and sell properties this summer (17 transactions so far). Real Estate Market Report for Steamboat Springs, CO October was another good month for the Steamboat Springs, Colorado real estate market. 129 transactions took place, even more than September 2013, making it the best month in 2013 so far for transaction numbers. A total of $54.8M in gross volume for the 2nd best gross volume month behind March's $55.8M. > October 2013 dollar volume was UP +26.18% over October 2012 > Year-to-date dollar volume is UP +15.48% > Transactions were UP +8.40% from October 2012 > Year-to-date transactions are UP +11.33% > 63% of the volume was under the price point of $500,000 > 51% of the transactions were financed while 49% were paid with cash at the time of closing As we head into the ski season, we will (0 comments)

Steamboat Springs, CO Real Estate Market Report Routt County/Steamboat Springs Real Estate Market Update September was a great month for the Steamboat Springs real estate market. 122 transactions took place, more than any other month in 2013 so far, to the tune of $48M in gross volume. As Colorado resort towns saw record tax revenues this summer, real estate was setting records as well. Steamboat Springs, CO Real Estate Market Report Routt County / Steamboat Springs August 2013 was still a decent month for Steamboat Real Estate. While the real estate Market Report shows transaction volume was down -10.70 % from August 2012, the Year to Date gross volume is still up +8.06 % over last year’s gross. On a transaction basis, August was down -21.01%, while the Year to Date is still up +8.00%. Looking at the numbers below, September was a great month for sales. Summer is here and Steamboat Springs is just a great place to live or visit during the summer. The hills are lush and great and there are more activities to spend your time it's like Disneyland in the Rockies. The temperature is rising and so is the Steamboat real estate market. It's now a sellers market for single family homes and townhouses. At least in the $300,000 to $600,000 price ranges for properties within the Steamboat areas of, Old Town, Fish Creek and the Mountain areas. Many here in ActiveRain have been talking about the shifting of their local real estate markets. That talk is about the transition between going from a "Buyer's Market" to a "Seller's Market." Steamboat Springs’ real estate market set the bar high in January with $42.6M+ in sales that included one large $17.6M sale of the Yampa Tailwaters property. So while February ’12 solidly beat February ’11 by 6.7%, at just under $22.5M, February sales might seem a little anti-climatic. But looking at the pending Steamboat Springs sales on the books, I too have to echo other ActiveRain bloggers. I'm not saying we're a Seller's Market, but things (1 comments)
