 I know, you're all tired of Realtor's saying "now's the time to buy."  Well, this time, it is a good time to buy real estate. Take a look at this graph of 110 years of home prices. Or take a look at Case-Shiller, these are real numbers. What about absorption rate going from 18 months to 4 months of inventory in a year and a half. Yes, now is the time.

Now I can't definitively say my clients made more money because of a real estate video of their home, but I can make a good argument it helped get the sales price higher.

As you’ll remember from my May 2012 Market Report, I reported some encouraging numbers in the local Steamboat real estate market.  Well, the June 2012 numbers have arrived and provide even further confirmation of definite improvement in the health of the Routt County real estate market.  Real estate volume for June is up 64% from one year ago.  Real estate is selling in Steamboat and it’s not just the bank owned. Now we’re starting to see inventories in some area shrinking and thus prices are on the rise.

Last week, my MLS activated the "video" field within the Steamboat Springs Multiple Listing Service. This enable agents to hotlink a video within the MLS to be populated all over the world. This is huge. It was just a few months ago the Steamboat Springs MLS only allowed 8 pictures. Now we can load 20 pictures into our listings. More pictures and video equals more exposure. And that we know will help sell a property faster and for more money. This change is good.

Why online video is Key for Small Business. I'm NOT preaching to the choir because it's the minority of real estate agents that use video for selling real estate. But you cannot ignore it any longer.

I spoke with a colleague in another state the other day. This agent was involved in one of the best real estate videos I have ever seen. In fact, it was such an inspiration that I took my own video making to the next level. Back to the point – this was a great marketing video for this multi-million dollar home. From what I could tell this agent did everything he could to sell this home. But after 2 years and only 1 showing, he no long is the listing agent.

Living in Steamboat Springs, Colorado, there's something that takes place about this time each year. I call it the "ower transition." It's the day one puts away the lawn mower and pulls out the snow blower. Where most folks garden 12 months of the year, living in Ski Town USA we put away all gardening tools for 5 months.
But I love living in Steamboats and my kid and dog don't mind the snow either. It seems things just get simpler this time of year. And the ski resort opens soon so plan your trip today.
