southern palms subdivision tempe: December Color in Phoenix AZ - Lots of Orange, Green, Red

Last month the violet and green bursts of color surprised me, this month pf December I have been noticing more orange-yellow shades and hues than any other color. I see them on shrubs near our home, on citrus trees full of ripe oranges. I love those warm and smiling colors. The bees must think this is heaven - lots of them were happily pollinating the flowers.

This is a report about the real estate market activity in the Dwight Park neighborhoods. I include the subdivisions which are within walking distance to the park, and refer to them as Dwight park neighborhoods. They consist of the following subdivisions, listed alphabetically: Brighton Place Casa Fiesta Diamond Park Knoell Tempe Laguna Estates Mistwood Condominiums Southern Palms Southern Village Estates Williams - Hermosa The homes were built at different times in the sixties, seventies, eighties and the most recent, Casa Fiesta, was built in the late nineties. This is my regular real estate market update for the Southern Palms neighborhood in Tempe, AZ 85282 with sales data taken from the Arizona Regional MLS. The annual median price for zip code 85282 in Tempe has been increasing by approximately 7% since 2015. On 3/1/2015 the median price was $225,000; on 3/1/2016 - $240,000; on 2/1/2017 - $253,000 and on 3/1/2017 - $257,000. Southern Palms is within the 85282 zip code and overall the conclusions for the zip code are valid for this neighborhood, too. At the beginning of every month I review in detail the market activity in Southern Palms and the summary of the real estate market activity in Southern Palms is published on my blog. Southern Palms Subdivision is the area between Baseline Rd and Southern Avenue and on both sides of Hardy Rd. in Tempe AZ 85282. Every month I review the market activity in Southern Palms Subdivision in Tempe, AZ 85282. You can see previous posts for the month of October, 2016 or November, 2016 by clicking on the links here. December 2016 was just as busy in terms of market activity, as October and September. Two homes in Fogal Street closed in the second part of December. The photo above is from one of those sales - the home has been updated to a level that can easily be compared to a model home in a new construction subdivision.
