It felt like a deja vu, am I writing again about Papago Park Trails? Now, this is in Monsoon season, and as I love the clouds so much, I cannot miss sharing those photos and views. One of these days, I will have a good camera with me and will climb where that person is - on the top of the rock. One of the rare experiences in the Phoenix Valley of the Sun is walking in the desert after a rain - all the plant and tree fragrances, the bird songs, the exquisite sitings, the feeling of freshness and rejuvenation. To me it feels like the desert equivalent of a forest walk. View of the Camelback Mountain, Phoenix AZ Yesterday was a long rainy day and when the rain stopped in the evening, it brought us those views and the smell of the creosyte bush in the air.

March is a lovely month in Tempe Arizona - the weather is warm, no need for heating, and no need for A/C to be turned on. Flowers and trees are starting to bloom. Yellow and orange seem to be the predominant colors for the month. The creosote bush has tiny yellow blooms, some of the acacia trees, too. I had just shown a home in Maple-Ash Neighborhood, the historic down town Tempe neighborhood, which is a walking distance to the Tempe Campus of Arizona State University. I decided to continue enjoying the warm weather and to walk to campus. I often put the phrase "walk to campus" as an important and attractive feature on the properties I sell or rent in Tempe - it often translates to added convenience of not having to drive and park, and also saving on parking permits of about $780 per school year. Our small patio garden has kept the pinkish magenta bougainvillia colors in August, just as fine as in previous months. It is often an inspiration for my camera. This year we are enjoying a good amount of rainfall and our other perennial, the ever-faithful aloe plant, is having a blast. We planted it about 10 years ago from a little plant a friend gave us, and we never worry about doing anything to maintain it - it just fits perfectly, where it is. It bloomed in May, and now it is as green and juicy as it can be and happily taking

This is my regular real estate market update for the Southern Palms neighborhood in Tempe, AZ 85282 with sales data taken from the Arizona Regional MLS. The annual median price for zip code 85282 in Tempe has been increasing by approximately 7% since 2015. On 3/1/2015 the median price was $225,000; on 3/1/2016 - $240,000; on 2/1/2017 - $253,000 and on 3/1/2017 - $257,000. Southern Palms is within the 85282 zip code and overall the conclusions for the zip code are valid for this neighborhood, too.
