Listing another's home can get you into situations you would really prefer not to be involved in.  Like a couple weeks ago the president of our local MLS showed a new listing that a couple of other agents had shown the day before.  That same evening we were talking and in the meantime one of the one agents called and informed me they had some fleas on them when they left the day before.  It was too late to inform the Pres. so when I saw the bites on her arm I knew we had a situation but she was so gracious … (13 comments)

The wind is blowing in from the South and the trees are starting to leaf out.  Flowers are starting to show alongside the roads.  Instead of snow, we get rain for weather changes, ah ha, life is sweet this time of year.  March madness is going on in the Ozarks too, especially in Branson and Hollister. 
A couple of days ago we met some of my cousins who were vacationing in Branson, she won a bunch of show tickets at work, and eating at the buffet were three young men that were very tall.  I asked them who they were playing ball … (5 comments)

On February 18, 2009, President Obama announced his Homeowner Affordability and Stability Plan, designed to help up to 7-9 million families avoid foreclosure by restructuring or refinancing their mortgages. There are three main elements.
1. GSE Refinancing for Responsible Homeowners Suffering from Falling Home Prices.  
Fannie Mae and Freddie Mac (the government sponsored enterprises, or GSEs) will refinance the mortgages for 4-5 million homeowners with loans owned or guaranteed by the GSEs. Whenever people tell me they are looking for land I get involved with a passion.  I love to show land because of the views you get traveling around the Ozarks seeing all the natural beauty.  There is land you can farm, land for grazing, timber land, residential lots, ranchland, upland, bottomland, wasteland, land with live water, waterfront land, waterview land etc. 
The more questions I have asked, the better picture of what type of land is wanted.  Even though that helps tremendously, you still need to see a lot of land before you can really get a picture of their need.

I snapped a quick photo of some hay spread out on the field by a local farmer and thought, what about the deer.  Then I remembered, they are primarily nocturnal feeders and will probably be out here tonight cleaning up after the cattle have gone to sleep.  I kow cattle sleep at night because one of the local fun things to do in the Ozarks is to go cow tipping.  Just grab a flashlight and a couple of bubbas and you are in for a night of hysterical fun, that does nothing to please your neighborhood cattlemen.  Well, we've enjoyed … (11 comments)

Driving home from work today I noticed there was no traffic on the road at all.  Matter of a fact, I haven't seen any pickups in their normal parking places at the cafes, watering holes, driveways, hardware store, barber shop or even at the local walmart.  Why are all those pickup trucks missing and where did they go?  Suddenly my mind flashed back to that big buck that walked across the road in front of me and I realized, it is the annual migration of adults and youth into the woods for deer season a ritual hunting rite in the Ozarks.  Construction, service and contact all stops in this local culture, as … (10 comments)
