Nebraska Some think the elusive bottom of the housing market could be fairly near in Nebraska, despite the recessionary economy and lack of consumer confidence. Nebraska ranks near the bottom of states in foreclosures, and few mortgages are subprime or Alt A loans, which have triggered the avalanche of foreclosures. Nebraska is a key agricultural producing state, and farmers are concerned about the state of the economy. My partner took advantage of that and when she filed yesterday she found she's getting that and then some. I don't think people realize it's a CREDIT, i.e. if you owe $3,000 in taxes, which isn't unlikely for a non-home owner that can afford a home, appying the tax credit means you'd instead get a check for $5,000. We're not pushing it on our web site we're launching this week but I see the other local broker web sites are making a big deal out of it as they should. Thanks to all who helped us get back to page 1 for Google, for 4114OpenHouses.com and we went from oblivion to page one for Ask.com as well. Now, how do we keep up there before we launch soon? Blogging seems to have as much an impact as changing and manipulating and fine-tuning the meta tags. Reverse-engineering existing SEO champions is something to consider, eh? It's like that promise from Trulia, "We guarentee if you buy our enhanced placement, you'll be in the top 3 of any search criteria." But they never addressed what happens if 4 people buy into that. Chuck says it best but it's worth repeating: I bought 3 homes before an agent took the time to explain the commission process, i.e. it's either all going to the Listing Agent or split between them and the Selling Agent. Either way, if I'd have known that, I would have used a Buyer's Agent much sooner. (0 comments)

This takes NO AGENT INPUT and is free, seamless and a great way to view properties. Click on Microsoft's Bird's Eye View and you see it's proximity to the lake. Click on Google's Map/Street View and then type in "Elementary Schools" on "Search the Map" in lower left corner. No other Broker Web Site I've seen has this feature If a consumer learns to use this, they won't want to be without (4 comments)

Help me with this: We're designing a web site and have a huge difference of opinions on how to handle these scenarios: Scenario 1: One consumer asks for a Private Showing on 4 properties. Those 4 requests go to 4 different REALTORS®. Scenario 2: That Consumer's requests go to one REALTOR® 4 times.
If M.I.T. is correct in their study last year, there's a 100 X greater chance of a favorable result if you get back to that customer within 5 minutes vs. even 30 minutes, let alone a day, etc. 98% of consumers say they'll work with the first (0 comments)

Senate Adds $15,000 Home Buyer Tax Credit to Stimulus That was from February 5th. Would that have been nice or what? It would have sparked our website, I'm sure! I mean, AIG gets to hand out $130Million of our dollars, some of it to keep employess that weren't even still working there? And we don't get this? It would be nice to see this coming, even if it is half this amount. The beginning and the end of a recession is in direct correlation to the housing market. I think a $900,000 home in Oakland isn't worth $900,000 and that's part (3 comments)

Yahoo! keeps quietly dominating the field. What's going to happen if/when a national database of all real estate is available to these? Will REALTOR.com still be on top? Not bloody likely. Zillow's on the move, overtaking Trulia. Any idea why that would be? The money Google put behind them is like a bottomless pit. I mean come on, Google is running fiber optic cable across the Atlantic themselves to get faster European internet connections. They have money! We want to be there someday right with the rest of them, but not due to some major push of marketing or strong-armed tactics (0 comments)

One of the big Brokers in town had some good stuff to say about the current economic situation as far as home buying is concerned. We thought we'd give credit where credit is due. Larry Melichar had a few nice things to say in the Omaha World Herald. Way to go, Larry. We need everybody to think this way and then it could be a catalyst that speeds up Consumer confidence. "Schedule a Showing" is what other broker sites show. "What does that really mean to you, the consumer?" I have asked different friends and relatives. "I don't know." They reluctantly admit. "Why do you ask?" they ask. "Would 'Schedule a PRIVATE Showing' make more sense?" I prod them with my leading question. "Well yeah," they say. Is this the situation in Omaha? Is it difficult to get mortgages? More importantly, is it perceived as difficult, thereby meaning people aren't even thinking of buying a house? If it's available, isn't it smart for the whole industry to let us know? I hear commercials about how business is good here in Omaha and money is available but a concerted effort on the part of mortgage brokers might help. It's all about perception. If I had a borderline credit rating I wouldn't bother to look for money, would I? (1 comments)

When they find an agent, do they all STOP shopping online? Why not shop online with them?
