I decided to start a new group called Best of the Best in the Real Estate Industry for everyone in the Real Estate Industry to post about a great company, lender, sign company, inspector, stager, etc. . . or anyone that made their real estate transaction more smoothly.  Someone or Something that made a difference in their lives that has to do with the Real Estate industry. experienced real estate agent: US BANK SHORT SALES - ANYONE HAVING OR HAD PROBLEMS? - 10/30/10 04:05 AM
I have worked with US Bank with a handful of short sales in the past few years and have noticed nothing but problems with their communication and their disorganization.  I was wondering if others have had issues with their short sales with US Bank.  I have had a couple fall apart based on the lack of communication between the short sale department and the foreclosure department.  Has anyone else had this problem.  I also have noticed that the short sale negotiators are not that knowledgeable with real estate and the process of selling a home.  I know that they hire people … (9 comments)

experienced real estate agent: FINDING A PROFESSIONAL REAL ESTATE AGENT - 10/20/10 04:02 AM
Yesterday, I received five leads from my website.  After calling the leads, 3 of the leads found me through my website because they were looking for a new real estate agent because they were unhappy with theirs.  All three are for different reasons:
1.  Real Estate Agent was not sending the "all" homes that were within their criteria.  After they were driving around and asking their agent why a particular property was not one they were viewing, the agent just said that "it is not on our list today".  This apparently happened several times.

I brought my potential buyer to a home that looked just lovely from the outside, nice curbside appeal, tidy and very welcoming.  The homeowner was home (which was fine) my client was ok with that, but when that door opened, the smell of pet urine just about killed us.  What to do in a situation like this.  My client was not interested in walking into the home.  As we stepped in the living room area, the smell of urine was so strong we could not stand it. I worked with Bank of America for 17 months on a property that was in a sought after neighborhood.  This was a short sale with 2 mortgages both with bank of america.  They did 4 BPO's and reviewed, lost paperwork, reviewed, lost paperwork, reviewed, denied, re-reviewed and finally denied it while my client lived in the house for 17 months without paying a dime towards the mortgage.  The contract I had was for $10K more than what all of the other homes were selling for but due to the extrodinary upgrades and condition the buyer wanted this home and was willing … (16 comments)

experienced real estate agent: Lack of Response in Palm Beach County, FL Part Two - 02/15/10 12:05 AM
I have been in Florida looking at homes and since my last post, I still have not received any call backs or emails from agents to help me out here. All I wanted to do is have an agent write up a contract.  Who wouldn't want that.  I wasn't even going to ask for a referal fee.  A free deal.
I am just shocked at the unprofessionalism, that an agent cannot make a courtesy return call.  I just don't get it.  What is happening to our industry.  I return calls as soon as possible.

I am checking to see if anyone has had any dealings with Saxon Mortgage.  I have had such a hard time with this mortgage company.   I have 4 offers in with them on a short sale and foreclosure right around the corner and no response from them. Call after call.  Just curious if anyone else has had this experience with this Mortgage company.  After I looked up this company on the internet, there were complaints made by homeowners on "Rip off report". Distressed homeowners expressing their feelings about their dealings with them.

experienced real estate agent: Short Sales Among Family Members . . . what next? - 10/01/07 08:43 AM
I was curious if other agents are experiencing what I am experiencing and that is homeowners approaching me to do a short sale, then asking if their brother, mother, father, sister, etc... can put in an offer because they don't have any intention of losing their home but to reduce their mortgage through family.  One family member trying to save another family member's home. 
I have been approached several times about this type of inside "short sale" and I am not comfortable doing this type of sale and have declined to service them in that way.  If other offers come in … (20 comments)
