butler county: Inspiration for 2013 day 37. Feb 6 2013 - 02/05/13 09:06 PM

Decide... "The only person  you are destined to become is the person you decide to be."  It's your day to day decisions that shape and make you.  If you want to be athletic then you have to decide to be athletic everyday.  If you want to be wealthy the you have to decide to be wealthy everyday.  Are you tired of renting and want to become a home owner?  Are you tired of having to answer to your landlord?  Then you need to decide to be a homeowner everyday.  Anything you want to be or become you have to decide … (1 comments)

butler county: Inspiration for the day Feb 10, 2012 from Cranberry Twp - 02/10/12 02:49 PM

Confidence comes from NOT always being right... DO you know someone that always has to be right?  Is that person you?  People that always have to be right are not confident, they are actually insecure and being insecure is the opposite of being confident. But from not fearing to be wrong... That is the key to confidence.  We all want to be successful and being successful requires confidence and confidence comes from not fearing to be wrong.  There is no one that will always be right, yet there are those that never think there wrong.  Don't be that person.  Have confidence … (2 comments)

butler county: Another property I got closed in my area - 02/03/12 03:53 PM
Today I closed on a house in Chicora PA.  It's a nice 3 bedroom 2 bath split entry that the owners tried to sell themselves.  The owners and I had mutual friends and those friends told them about me.  The home owners called me and we met at the property.  After showing them what other houses were selling for in the area and my marketing plan they decided to list the house with me for more money than they had it for sale.  We listed the house on August 24, 2011 and I started marketing the property.  We got an offer in November and … (3 comments)

butler county: Inspriation for the day Jan 20, 2012 - 01/20/12 06:01 AM

Are you the type of person that dwells on the past?  Did you make mistakes in the past that is stopping you from moving forward in a certain part of your life? If so,  why?  We all make mistakes but more importantly those mistakes are stepping stone to a better future.  Everything has a two way mirror attached to it.  We can look at the past and it can rob us of our future or we can look at the past and have it boost our future.  Don't let your past steal you present!  To create a better future is … (2 comments)

butler county: Inspiration of the day Jan 16, 2012 - 01/16/12 03:10 PM

Failure occurs because of two reasons; 1. Doing things without thinking about them....  How often do you do something without thinking about it and end up regretting it?  If you would have stepped back to think about it for a minute or two think what the positive results would of/could of been.  Taking that extra minute to think about what you are doing can make or break you.  Do you really want to take that chance?2. Thinking about things without doing them... How often have you had a great idea or concept but did not take the actions necessary to … (0 comments)

butler county: My first closing for the year. - 01/04/12 03:45 PM
My first closing for the year was today.  It was a small foreclosure in a nice neighborhood.  The cool thing is right across the street I have their house listed that they own about 45 minutes north of this place and It's under contract with a buyer to close early February.  Also there is a house for sale 2 streets up the road and someone call me today about seeing it.  They found me on Zillow) This year is going to be great.  I have a team, great energy, knowledge and the ability to make things happen when others can't.

Im looking in South Butler County and North Allegheny County.
As for commissions, I will pay half if not all of your listing commission up front.

butler county: Great Housing News - 10/22/11 03:14 AM
I just heard on a business radio station that the housing market is better now than it was in the last 2 years (Which we all know) and that if congress helps keep interest rates around where they are at now (3.75) that we are gong to see a lot more transactions between buyers and sellers in 2012.  I am having a great year and seeing more activity now than in the recent past.  With the current news I heard on that business radio station I'm excited for 2012.
What direction do you see and think the housing market is going?  I see nothing but better times for … (4 comments)

butler county: My House is Listed with XXXX but can YOU tell me a good list price? - 10/21/11 04:12 PM
I have had owners of houses already listed ask me what I thought their house should be listed at.  That is a touchy area to be put in.. any advice that we give a seller that has a house listed with another agent is like watering a fire with gasoline.  We are going to end up burning ourselves.

When I do get that question.  I always ask the seller; What is the current price of your house now? Is that your price decision or your Realtors recommendation? Are you happy with the price?(if yes) That's great(if no) Sorry to hear that, what would it … (8 comments)

Grandmas House at the Butler County Airport
I sold my house and moved in with my grandmother after my grandfather died to help take care of her.  It was for 7 years... then she passed away. We lived beside the Butler County Airport where we had an airplane hanger in our yard and had direct access to the airport runway.

So just before her passing a house 2 doors down with direct access to the airport runway put his house up for sale at $499,900. A year later it was $350,000.  My grandmother passed a short time later and the family … (5 comments)
