The path to success is to TAKE massive DETERMINED action.  The two key words here are TAKE and DETERMINED.  Alot of people have great ideas, desires, wishes, dreams and wants but they don't TAKE any action to make those ideas, desires, wishes, dreams and wants come true so they end up living the life of settling with what they have instead of TAKING action to get what they want.  Then there are those that take action for their ideas, dreams, desires, wishes and wants but they are not taking DETERMINED actions.  They run around without a plan and waste energy … (2 comments)

Always Believe that something wonderful is about to happen.  There are alot of people in the world that can not justify happiness unless the see and feel it.  That is locking negativity into their system and stopping those people from doing and wittnessing so much more in life than that currently have or will ever have.  We have to believe to achieve.  Having faith in yourself and believing in yourself is half the work, once you have those two within you then you are half way to achieving something wonderful.

We have to continually be jumping off cliffs.... and I know some people feel like jumping off a cliff when things go seriously wrong to end it all but that is GOD'S way of testing us. It's amazing that we are starting a new year and there is no one at the office. It looks like a ghost town office.  How can people expect to have a greater year than the past yet not show up at the start of the year and start hitting the business hard out of the start gate.  I work out out of my house due to the fact that alot of agents at the office like to sit around with each other and talk about the night before or about the problems they have.  I hope that all of you out there … (3 comments)

I told my manager that if I don't reach my goals... To Fire Me !?!?  I have set very high goals for 2012 and need to go all out to reach them.  I have the knowledge, team, desire and ability so I decided to push myself and reach out of my comfort zone and help as many people as I can in the field of real estate.  People looking to sell on a normal bases, people in divorce (I deal with a lot of divorce situations now),  short sales, relocation's, etc...

I may not be there yet, but I'm closer than I was yesterday.  That will be my motto for working towards my goals for 2012.  As for 2012 I have a team that I recently put together, I will be working the phone everyday and my goals are set very high to the point that we can reach them but we have to work hard ALL year.  I have several listings but I have worked mostly with buyers in 2011.  My goal is 25 new listings from now to April 1, 2012.

I Came, I Saw, and I Kicked Your Ass and I'm not done yet.  2011 has been pretty damn sore due to the fact that I have been kicking its ass all year.  At this time I am 1 closed transaction from having my best year.  There is a cash offer that I have in escrow with a buyer but the title company said it will be tough to get closed before Dec. 31 so it will close in early January.  I also have another property, my listing, getting an offer that we agreed on price and terms written up as … (2 comments)

I don't know about other Realtors out there but this is my best year to date in the business.  The business is moving in a great professional manner.  I think the economy and slower market has weeded out the "Not so serious" agents out there.  Houses are going to be selling regardless of whats going on in the economy and the Realtors that are professional and knowledgeable of there markets are going to be the driving forces that people out there in the real world need to see.

I just heard on a business radio station that the housing market is better now than it was in the last 2 years (Which we all know) and that if congress helps keep interest rates around where they are at now (3.75) that we are gong to see a lot more transactions between buyers and sellers in 2012.  I am having a great year and seeing more activity now than in the recent past.  With the current news I heard on that business radio station I'm excited for 2012.

When you are on a listing appointment, its all about what you can do for the seller and how you work.
What are the best closing questions you use? 
I have a listing presentation book and when going through my materials I keep it simple.  My objective it to have everything flow smoothly and to get the sellers to do most all the talking.  While learning different closes in my career I have tried a few different ways to close.
