real estate housing market: March Real Estate Update for Rochester, NY - 03/02/22 07:24 AM
The local market continues to be a seller's market!  This is primarily for 3 reasons.
Number 1 - the inventory remains low.  It has never rebounded from the 2006 levels.
Number 2 - There are more buyers in the market.  This is because of the millennials entering the market along with the baby boomer.
Number 3 - The interest rates continue to be at a all-time low.
It has been a tough market for buyers with limited funds to get their offer accepted because of multiple offers with escalation clauses.  Many times the cash offer is accepted with no bank appraisal or home inspection.

The Greater Rochester housing market saw an increase in New Listings of 2.7 percent in the month of April compared to one year ago. The rise last month was the first in six months for the region which has mimicked the nationwide trend. With fewer homes for sale in recent months, Pending Sales and Closed Sales were both down in April by 6.9 percent and 19.2 percent, respectively. The Median Sales Price continued its upward trend rising by 11.3 percent to $138,000 from $124,000 in April 2017. Some local markets of note include Chili with increases in Homes for Sale (+16.11%), New Listings (+9.5%), and … (3 comments)
