There are a lot of people waiting on the fence, and when they all decide to jump off, history says that's when the prices go back up, more demand, less inventory, specially in the entry level market where there is always more demand...just something to think about. The average Livermore home in the entry level price range in still averaging about 60 days on the market. About 70% of all homes sold in Livermore are under 600K. (steveshomesearch.com) this tells me that homes in the mid to high price range are either out of reach for the market of buyers buying right now, or the people that can afford the higher end homes are waiting on the fence to see what the market will do, or there may be a bigger inventory of available entry level homes too... Its been several weeks now and home sales in Livermore are holding steady. There is of course the occasional seller that "just wants out" and drops there home 15% under other active comparables in there area. This does two things: first it throws of comps in broad spectrum compared to the realistic average sale of other comparables with other Livermore homes in there area. second: it makes it that much harder for people trying to re-fi at higher LTV because some desperate seller got sweaty palms and panic sold there Livermore home. While other agents are wondering what they are going to do in this so called "slow market", I am compelled to scream ALL ABOARD on the next train to Livermore. My phone rings off the hook some days from prospect buyers looking for a good deal on a piece of the Livermore real estate pie. It is my experience that anything 5-10% under recent Livermore comps there is a never ending supply of pre-approved buyer's ready for the take. There is something in the air in Livermore. It is the sound of Realtors starting to call me on some of the listings I have. After about a month or two of little to no phone calls, I have received over 10 calls this week for availability of some of my listings. What does this mean? Well possibly we are starting to see a turn around in the Livermore Real Estate Market. I will keep all readers informed on the trend. There is currently 435 listings in Livermore right now. This is a true sign that inventory is creeping up, not so good news for seller's. With more houses coming on the market and demand staying flat, we could see possible additional price drops. I believe the sub-prime lenders have caused this and its going to take a few months to stabilize, we are sitting in a time where consumers are sitting around wondering what is going to happen next. Well in the blink of an eye, Livermore's pending sales shot down by 2/3 . This can be contributed to tax time and houses going into the sold category. What does this mean for real estate? Well an inventory surge and expect more price reductions until the demand starts up again for the housing push which is usually felt after tax time until school starts up again. If your thinking about selling your home, you probably want to get in to the game sooner then later or the window might be too short for expectations. (0 comments)

Its real simple, follow the stats and your eyes will open. We are not in a market that we were in two years ago. We are in a buyer's market. Keep this in mind not only if your planning on buying a home but also if your planning on selling your home. If you price your Livermore house like everyone else, your house will sit. However, if your realistic, and not in a fantasy world, then price your house accordingly, it will sell. We had over 100 houses sell last month.
