roundrock real estate: Time To Celebrate! - 05/01/08 03:22 AM
Ok so maybe 30,000 points doesn't seem like much when you hear of people eclipsing 400,000, but I did it all in 6 weeks and along the way had 6 leads and 3 referrals come from AR and Localism!  I am elated!
Thanks to all of you "in the Rain" that helped to make this happen.  I am amazed at this community and the wonderful people that I have been the pleasure of meeting and associating with here!  You are FANTASTIC and I love you all!

roundrock real estate: Keep Your Chin Up... - 04/20/08 12:19 AM
When I was graduating from High School, my father (a minister) gave me a book for graduation (a copy of "In His Steps" by Charles M. Sheldon).  I thoroughly enjoyed reading the book and have several copies still on my bookshelf; however, the most life-impacting thing about this gift was that my father autographed the book for me and transcripted a poem entitled "Don't Quit" in the cover pages to the book.  I memorized this poem and it has become a theme for my life through all the difficulties that each of us face from time to time.  With the slow condition … (6 comments)

roundrock real estate: Are Your Seller's Like an Ostrich? - 04/16/08 09:57 AM
In my market, we have not seen the dramatic shift that many others have and real estate is still selling here pretty strong; however, make no mistake, we ARE in a buyer's market.  Austin has had such a long run of having sellers in control that they are having a HARD TIME accepting the fact that they no longer are!  They want to overprice, dreaming that there is a STUPID buyer out there somewhere and my job as the listing agent is to find them.  If I can't then I must be a bad REALTOR® which we all know is HOGWASH.  … (39 comments)

This post is designed to be on my new group Encouraging Posts.  I have started this group as a compendium of posts designed to encourage each of us in our daily endeavours.  Today's post from me involved me searching for GOOD NEWS about real estate markets that all of us could know and share.  I believe as Desiree Daniels (my sixth post below), that each of us has the power to change our own markets - modify the worlds around us.  Not only do I think we can, I think it is our duty to dispel much of the doom and … (1 comments)

roundrock real estate: Rent vs. Buy... Which is for you? - 04/13/08 12:18 AM
Renting vs. Owning Your HomeHomeownership has long been called the Great American Dream, and more people own homes today than ever before-about 70 percent of all Americans. A changing market can open new opportunities if you're thinking of making a change to your living situation. Here are a few things to consider if you're trying to decide between owning and renting.
When to rentWhile most people prefer to own a home, there are some circumstances in which the benefits of renting make sense:

roundrock real estate: "I Have a Buyer That is Postal..." - 04/04/08 06:14 AM
And how often does that happen to us when we are working with buyers?  Pretty frequently I would say.  Years ago I adopted using a buyer consultative approach to building a relationship with the buyers that I work with.  I suggest you do the same and I am sure you will be pleased with the results you gain from using this approach.
A buyer consultative approach requires one thing at the core - CITO!  The buyer ust be willing to "Come In To the Office" to meet with you or there is a good chance they are a tire kicker and … (4 comments)

roundrock real estate: Another tip to help you lose weight... - 04/02/08 06:02 AM
By the way, just for all your information, to supplement Gary's diet (which many of you have requested!), I also use a modified Loma Linda diet from Loma Linda University to cleanse my system once to twice a month.  It has also been handy at breaking through barriers to keep the weight coming off.  And of course, ALWAYS DRINK PLENTY OF WATER (natures cleanser).  This is a seven day diet plan as follows:
LOMA LINDA DIET (Loosely translated!)
DAY 1: Fruits only (excluding bananas)
DAY 2: Vegetables only (excluding corn, peas, potatoes)
DAY 3: Fruits & Vegetables only (same exclusions)
DAY 4: Bananas & skim milk

Panda Express has landed in Round Rock, on a pad site at the site of the Super HEB on the corner of SH 79 and FM 1460.  My wife and I had the opportunity to dine there last night and have nothing but good to say about the food.  I tried their new Bejing Beef (which was amazing), Chicken and Mushrooms, and Chicken and Green Beans with a side of Fried Rice.  The wife had Broccoli Beef and the Bejing Beef with a side of steamed vegetables.
We also shared a Chicken Egg Roll.  The food was delicious and FAST and much more healthy than most … (0 comments)

roundrock real estate: Have You Been Tempted to Say "Woe is Me" Recently? Hush Your Mouth! - 03/28/08 09:10 AM
Having been in real estate investing for over 30 years and in the real estate sales and management business now for 6 years, I have learned a few things.  For one, like any other business, real estate is cyclical in nature and like Texas weather, if you don't like it today, stick around it will change tomorrow!  The entire country has experienced a slump in the RE business over the past year or so (as we all know), however here is the reality - This too shall pass.
So based on the knowledge that this period of slump will pass, what … (2 comments)

roundrock real estate: So You're Ready to Search for a New Home? - 03/25/08 06:18 AM
Looking at homes for sale via the internet is fun and exciting, at first.  After a while, it gets a little frustrating, but you've learned a lot.  You have a general idea of what homes look like in the area, prices, differences in costs for numbers of bedrooms, baths, size and location, location, location.
Next comes the "real" home hunt.  Who do you take with you?  If you're married, you take your spouse.  There is always the chance you're going to find something perfect and you cannot make a decision without your spouse.  Well, you can...but you'll pay later.  If you're a … (0 comments)
