realtor: The Government to seize more power. Realtors, when will enough be enough??? - 06/16/09 03:07 AM
Realtors, It seems that the government is on it's latest thirst for power. They are proposing new governmental rights to seize more financial institutions that "Pose a risk to consumers". Government Power Grab Article
I need to know if any of you are uncomfortable with the unquenchable government seizure of private institutions. Do you really want these companies to be run by politicians whether they be republican or democrat? Democrats, you have your people in power till the next election and in the meantime democrats with benefit, it is the way of all politicians to reward the faithful. What happens if … (8 comments)

realtor: No Turning Back Now, Have we reached a point of no return? - 06/11/09 09:30 AM
It is amazing to see how close this country is to all out Socialism and most of us either do not care of don't know what to do at this point. I find it amazing that we are creeping up to a national unemployment rate for 11 percent before the year is over. This is a much higher rate of unemployment that the Carter administration and yet the media seems to report a 61 percent approval rating. The congress (which is completely controlled by democrats) seems to get away with blaming the Bush administration, but in January it was below 8 … (12 comments)

realtor: THEY are going to cap Realtors Pay next - 06/11/09 07:49 AM
Well, I want to write this article to those Realtors who still have an ounce of common sense left. Our government is officially out of control and none of you seem to really care. Here is the latest doosie that Obama is proposing (and I told all of you that it was coming), here is his proposal to not just reign in the financial sector executive pay, he wants to do it to all sectors. Here is the Article: Government Control of Executive Pay
What is going to stop the government from saying that we make too much money as Realtors … (2 comments)

realtor: Is there any end in sight to this MADNESS??? - 05/07/09 05:11 AM
I just posted regarding the CDPE certification and it got me thinking. Is there any end in site to this Short Sale madness? Most of us are in a position right now where we can't even find a regular listing. Especially if you live in California and Florida. I know that it is this way in Colorado, it seems like there are more Short Sales than regular listings.
This is extremely hard for those of us that are trying to close deals. It is the most painful thing in the world to be put in a multiple offer situation on a … (3 comments)

realtor: Are you working on this Certification? - 05/07/09 02:41 AM
Ok, I am officially back in the blogging saddle again. I am not going to get booted off this time. This time I glued myself to the seat so I can't be bucked off.
This year is my year to get some serious certifications completed. Are any of you feeling the way I am feeling about certifications? I really feel that certifications give me a great refresher and in addition to that helps boost my resume if you will. When I was in IT I was certified to the extreme, MCSE, A+, ITIL and so on. It seems that I cannot … (9 comments)

realtor: Stop being an Extremist - 04/20/09 09:49 AM
Well, my Active Rain vacation is over and now the Prodigal son has returned. I would hate to lose my ranking in Colorado, so now I will continue to be faithful again.
If it is any consolation, I have been doing well and for that I am grateful. It is truly amazing how difficult it is to get back into a blogging groove, but I will start with a short and sweet blog to show my initiative.
What are some of the things you do to get back in the stream of things? What is the longest amount of time that … (5 comments)

realtor: What if Real Estate ran like Corporate America did? - 03/25/09 08:15 AM
I am so very grateful to be a Real Estate agent and self employed. Could you imagine what our Real Estate careers were like if we imitated Corporate America. Could you imagine scheduling numerous meetings throughout the work week with your clients where you discuss absolutely nothing? Not sure we would keep our clients for very long. What if 7 different people in our office sent the same e-mail or memo to our client telling them some useless piece of information?
Have you ever seen the move "Office Space"? Those of us that came from Corporate America were able to laugh … (8 comments)

realtor: Who wants to be a Millionaire? Should this even be a goal of ours? - 03/25/09 04:25 AM
I often reflect on my reasons for making money as a Real Estate Agent. I can tell you that my main reason for making money is not to get rich, although if it happens I will not turn it away. My main reason for making money is to do good. Good like supporting my wife and children and giving to those that are in need and most of all giving a share back to my God and Savior.
I sometimes wonder what would happen if we as a people gave more, especially us Realtors who sometimes do really well from a … (5 comments)

realtor: Do you feel like someone is watching you??? - 03/23/09 03:57 PM
Putting all politics aside, I am curious to know if reading the article below bothers you? Whether you agree with the anti abortion movement, 3rd part supporters or militia members. Read this if you would like to see the real link. Does this outrage any of you? Does this cause you to have concerns about how far the government is reaching to supress civil liberties? It may be easy for you to write me off as a "conspiracy theorist" (which I am not) but I encourage you to consider this article and the comment accordingly. How much will the government have … (4 comments)

realtor: Have you ever had to fire a client? I fired a client this week. - 03/19/09 10:23 AM
Today was a sad day because I had to fire a client. I spent a lot of time working with him to help save his house from foreclosure and he decided to kill a deal because he didn't want anyone to make money off of his house. You see there was a cash investor who made a fair offer on the property that would have been accepted by the bank as it was close to the Bank ordered BPO and my seller killed it.
He was being a bit unreasonable about the whole thing and said that he was having second … (104 comments)

realtor: Another Lead through Active Rain. Thank you Active Rain - 03/13/09 03:29 PM
Today was a great day indeed, I received a lead through Active Rain. I honestly cannot tell you how thankful I truly am to be part of this community. I have received 4 solid leads so far and I am currently close to closing one of them that I received a few months ago. All I can say is that I am sold on Social Networking. My business is booming partly because of Active Rain.
Active Rain has changed the way I do business and has helped me with discipline in my business. The best part about it is that it … (8 comments)

realtor: Why would I go to one of the big 3 National Real Esate Firms? - 03/10/09 03:48 PM
Today was a great day and now I have 4 new construction listings minutes away from downtown Denver, Colorado. The 5th unit in this complex is owned by the builder who has his mother listing his property for sale. Naturally my clients and I thought it would be good to meet with the other Realtor to ensure we were on the same page. I spoke with the other Realtor and it was a great experience, she was very cordial and expressed a desire to work together. In addition to that she tried to recruit me for Keller Williams, she said that … (12 comments)

realtor: Will things get better, before they get worse??? - 03/09/09 12:51 AM
Hope everyone had a fantastic weekend. The buyer I was working with is still not liking anything that I show her, but we still press on. Not all buyers can be like my last few buyers, where I show them under 5 properties and then they find the one that they can't live without. The upside is that I have qualified buyers to show properties and for that I am very thankful.
What is your overall view of what is happening in the Real Estate market in the last month. It really seems pretty chaotic to me and I can't get … (4 comments)

realtor: You want what portion of my commission??? - 03/07/09 12:08 AM
Hope all of you are experiencing the start of a great weekend. My weekend should be fine, mostly because I am working with a serious buyer who is motivated to buy the right property. It is taking a little longer than I would like, because this person has limited her area to a few city blocks and that makes it a little more challenging. Any way, on to my story.
I work with a number of Real Estate investors and for those of you that work with investors, and depending on their experience level it can be a interesting experience. Investors … (22 comments)

realtor: Do you have buyers remorse? - 03/03/09 03:07 PM
I have a question for all Active Rainers. Do you generally feel optimistic about the future or are you concerned? If you are optimistic or pessimistic why do you feel this way? In 1 month we have experienced at 2300 point drop in the stock market. Not sure how many of you have investments of some sort, I don't recommend you looking at your statements for a few years, if you know what I mean.
So here is the question, for those that voted for President Obama. Are any of you feeling a bit of buyers remorse? I know that the … (3 comments)

realtor: My first 100+ comment post. It feels amazing - 03/02/09 02:44 AM
Ok I think I have a taste of what it feels like for a music artist to go platinum or for a movie to be a block buster. recently I posted this post Should I just stop paying NAR and it almost instantly generated a 100 comments within hours. I think I probably hit a hot button for Realtors in these difficult economic times. It appears that many Realtor have been questioning the value of NAR and were waiting for someone to be brave enough and say it publicly for all to hear. I am pretty sure that I am off … (7 comments)

realtor: Are Short Sales of the Devil? Most Realtors probably think so. - 02/22/09 03:17 PM
As Short Sales become more and more prevalent and I am very interested in hearing about your experiences with them. How long did it take you to get the deal done? What were some of the hang ups? Did you have a cooperative seller? Who were the easier Lenders you had to deal with? This is your opportunity to vent.
I really think that the Active Rain Community would benefit from this discourse as there are some Realtors that are very intimidated by the process or they are just flat out frustrated. My goal is to help educate those who are … (5 comments)

realtor: I am now a Featured Active Rain Member!!! - 02/11/09 03:34 AM

Like Brad Anderson and Bob Stewart who have been extremely helpful in guiding me in my blogging pursuits. All of you have really contributed more than you will ever know and I just ask that you keep up the good work. In the meantime, I am going bask in the glory of being Featured. It is a delightful thing and I am so Happy for this day.

realtor: Why would you tell someone not to use a Realtor because they are part time? - 02/11/09 03:25 AM
I have had about enough of "Full Time Realtors" telling people to not use someone because they are only part time. I have heard this a lot and although I work Full time as a Realtor, I am tired of people saying it. If you can't get business with your own merit and own hard work without cutting down another Realtor because he or she has a second job, then I have a phrase that I would like you to take with you. "KICK ROCKS!".
Just because you work Real Estate full time does not make you a good Realtor. As a … (16 comments)

realtor: Do you have pressing questions about Short Sales? I have the answers! - 02/11/09 03:05 AM
For all of you that want to gain more info on Short Sales, there are a group of us from across the United States who have pooled our resources together in order to provide people with helpful and real world information regarding Short Sales. Short Sales are very intimidating for most Realtors, mostly because they are so time intensive. There are many ways to be proactive so that you can have a successful Short Sale, even in this economy. Most of you as experienced Realtors, understand this to be true and this is why you discourage your buyers from bidding on … (1 comments)
