real estate: Soaring Eagle Estates in Castle Rock Benefits From Market Recovery - 12/02/13 02:49 AM
2013 has proven to be quite the rebound year in real estate.   After 4 tough years , the market has recovered dramatically this past year, bringing prices to levels at and sometimes above the 2007 highs.
We have seen large drops in Days on Market, increases in pricing, many multiple offer situations with bidding wars bringing prices far above list price, and increases in new builds that still are not keeping up with demand.
According to, the number of homeowners in the Denver area who are “underwater” on their mortgages has dropped from 22.2% in 2012 to … (0 comments)

real estate: Ranch style homes are HOT! - 09/11/13 02:07 AM
Castle Rock is a fairly "new" town - only 50,000 people, and most of that growth has hapened in the past 10 years.  My wife and I moved here 15 years ago - engaged to be married, we bought our first home in "The Meadows" subdivision.  Our home was a two story with a walk out basement, and 3 stairs going down from the kitchen to the den.  As well as 2 stairs going up from the main part of our master bedroom to a sitting area and fireplace in the room.  We were young - early 30's - and enjoyed … (2 comments)

real estate: Lock Boxes A Metaphor For Today's Real Estate Market - 09/10/13 01:50 AM
Seriously?  That's what I said out loud as I approached this collection of lockboxes for condos that I was showing to my buyer.

None of them were labeled.  How was I to know which one was the one I was looking for?  To not look like a total idiot in front of my client, I knelt down and took a stab at it.  I could eliminate certain lockboxes from my choices by type - I had a code - so now there were just several for me to choose from.  And guess what?  On my second attempt - I … (3 comments)

real estate: What happened to the Thank You Note? - 09/05/13 03:27 AM
Growing up, I used to spend hours the day after my birthday, diligently hand writing "thank-you" notes to all the people that gave me presents.  I remember my mom reading over them to make sure they were "good enough" and that my handwriting was somewhat legible, then helping me address them all and take them to the post office - or bring them to school to give my friends.
There was a drawer in a piece of furniture in the formal living area of my home that was the "go to" drawer for thank you notes.  I knew I could … (5 comments)

real estate: Cats, Disco Balls, Bras and Beer Cans - Showing homes is fun! - 09/03/13 05:17 AM
As realtors, we run into a lot of funny, questionable, unique, interesting, debatable, and silly things in people's homes.  I love capturing a few of them on my phone when I am with buyers.  I'm sure you've experienced some of the same - look at some of these - then after you've stopped laughing - share the crazy things you've encountered when showing houses!
The infamous cat in a sink!  I'm not sure if the seller if trying to highlight a feature of their really cool faucets that drip cats, or if this is just a bonus to the home … (2 comments)

7 Mistakes to Avoid When Selling a House
Lucky is the homeowner who has experience with selling a home. First-time sellers have a steep learning curve ahead of them and many obstacles on the road to a successful sale. Although common with first-time sellers, some of these obstacles aren't obvious.
1. Not Preparing the Home for Sale "Dress your house for success," is probably the best advice for home sellers. Just as you wouldn't attempt to get top dollar for a car without cleaning the interior and detailing the exterior, so it goes with the sale of your home.

real estate: Furnish Your Home For Less - 08/09/13 07:25 AM
Furnish Your Home For Less
Starting out with a "blank slate" can be both a blessing and a curse. The blessing comes if you have enough money to furnish your home with whatever you want from wherever you choose. Furnishing a home on a shoestring, though, takes creativity, an eye for a good value, and possibly some elbow grease.
While some discount stores, such as Ikea, sell inexpensive new furnishings, careful shoppers can find better quality for less money with used furnishings. Here are a few ideas for getting what you need at dramatically discounted prices.

real estate: Pinterest is a good source for home sellers! - 08/01/13 03:25 AM
Whenever I go on a listing appointment and step into someone's home - I immediately put on my "buyers" hat.  I look around thinking, what would I think of this space if I was potentially going to purchase it?
Homes are senitmental - they mean a lot to us - and we take a lot of time and energy putting up all our decorative "stuff".  However, sometimes what's sentimental and meaningful to us, may just look like clutter or offend another.  And sometimes, a potential buyer can see "dirt and wear" that we pass by everyday, ignoring.
