Are you thinking about purchasing your first home? If this is your first home you don’t want any monetary surprises once you get a home under contract. The following are terms you should be aware of and funds that you may need, depending on your financial situation.

steve stinnett: Life in Colorado - 07/30/15 07:57 AM
Unless you want to wake up to one of the most beautiful views of the mountains every morning and feel lucky to be alive, you might think about living somewhere else other than Colorado. Here are a few of the things that make Colorado among the top 10 fastest growing states.
Unemployment in Colorado is well below the national average, which may explain why people are flocking to the state. According to Colorado’s international trade office, the state is ranked second for private sector aerospace employment in the country. International firms have invested and built facilities in the state. Another reason not … (0 comments)

steve stinnett: First Impressions are Everything - 07/20/15 03:41 AM
No matter how good the interior of your home looks, buyers have already judged your home before they walk through the door. You never have a second chance to make a first impression. It’s important to make people feel warm, welcome and safe as they approach the house. Spruce up your home’s exterior with inexpensive shrubs and brightly colored flowers. You can typically get a 100-percent return on the money you put into your home’s curb appeal. A little over a year ago we were house hunting and looked at around twenty houses. The last house was the ugliest house that … (0 comments)

steve stinnett: Why use a Realtor? - 07/06/15 01:02 AM
I am sure many buyers and sellers may think if I don’t use an agent to buy this home or if I sell my home on my own then we will all win in the end by saving on the fee a Realtor would receive. As Realtors we realize this goes through the minds of some buyers and sellers and we respect you for wanting to save money. But do you really save money?
We can help you identify items that need to be taken care of in your home so your home makes the BEST first impression when coming on … (0 comments)

steve stinnett: Is my Zestimate from Zillow accurate? - 06/16/15 05:39 AM
The answer is most likely no. But it can be used as a starting point in determining your home’s value. The Zestimate is calculated from public and user submitted data. Also the Zillow algorithm has not been updated since 2011 according to Zillow. As we have seen here in Northern Colorado the prices of homes are drastically different than they were in 2011.
Have you been thinking about selling your home? In Northern Colorado where are in a sellers market which makes it a fabulous time to sell. You might receive multiple offers which could drive up the sales price. We can help you determine a price … (2 comments)

steve stinnett: Everyone Loves Candy - 06/01/15 06:29 AM
This is the first blog in our new Try and Tell series of reviews. Whenever we run across a great place to eat or someone who provides great service we want you to know about it.  As real estate agents we are frequently outside of the office during meal times. Since we can’t always plan ahead and bring our own food we often find ourselves trying new places. We were on a short walk trying to get our steps in for the day and ran across a little candy shop that we heard so much about located in Old Town Loveland, Colorado called Skimmeez Sweet Shop. We got our … (1 comments)

steve stinnett: Yikes! Did your property taxes increase this year? - 05/08/15 05:51 AM

Yikes! I just got my property tax notice!
If you are already a homeowner you should have received your 2015 Real Property Notice of Valuation in the mail. No big surprise to any of us in Real Estate that the valuations have gone up. Some of us will be paying more property taxes for 2015. The reasons for the increases in property values are varied: low interest rates on mortgages, low inventories in new and existing homes, and the fact that Colorado, particular the front range, has a strong economy and is considered among the very best places to live. As local real estate … (0 comments)

steve stinnett: It's CRAZY out there! - 04/18/15 12:39 AM
If you're thinking about buying or selling a home this spring in Northern Colorado be ready!  It is more than likely different than anything you've experienced in your past home buying experience.  In this market  it is quite common to have multiple offers, escalation clauses, appraisal clauses, low appraisals, delayed appraisals, delayed closings and on it goes.
All that being said spring is a fun time of year, especially for those who like to get out and look at different houses and condos that are for sale. These visits may begin quite casually, but can quickly get exciting if you come across … (0 comments)

steve stinnett: Spring Planting in your Garden - 04/08/15 06:24 AM
Starting a vegetable garden at home is an easy way to save money and to be confident your food is really fresh.  Veggies from the store can not compare to the flavor and texture of varieties you can grow! Plus, growing vegetables can be fun. It's also a great way to teach your children about gardening or have a place to get away and spend time outdoors in the sun.
What should be planted in your garden this spring and how to tend to them for the best harvest, is probably easier than you think. Here is a list of some of the … (0 comments)

steve stinnett: Why Overpricing Your House can be Dangerous - 02/24/15 10:02 PM
If you live in Northern Colorado you have probably heard that we are currently in a sellers market. Which means that there are more buyers than sellers at this time which can create multiple offers on a listing. You have put a lot of blood, sweat and tears into your house. Which involved numerous trips to the home improvement store. You are emotionally attached to your house. But now you have decided it's a good time to sell and think you have a good idea of what your house is worth.
Your real estate broker will prepare a Competitive Market Analysis and recommend in their professional … (1 comments)

steve stinnett: HGTV vs. House Hunting in Real Life - 01/19/15 02:21 AM
When I first started watching House Hunters with my wife, I wondered how the buyers were able to put an offer in, be accepted, and move into their new house in the space of a few weeks. I know from my own experience as a real estate agent the home buying process involves a lot of back-and-forth, deals that fall through, and even some heartbreak when you’re outbid by another buyer. On HGTV they seek out home buyers that are further along in the home buying process than a home buyer looking at their first houses. For quicker turn-around, producers sometimes choose buyers who are already … (2 comments)

Referral's are important for Real Estate Agents. The very best referrals come to us from past clients, and from people who know us. steve stinnett: Buying vs. Renting - 12/17/14 01:42 AM
Low mortgage rates and rising rents in Northern Colorado have led some people to dive into home ownership more quickly than they’d originally planned. Home ownership has always been a big part of the American dream, and the pride of owning your own home is one of the benefits you will receive when you make this commitment. Nothing can make you and your family feel more secure than owning your own house.
Buying a home is a major decision that shouldn’t be taken lightly. Rising rent and low mortgage interest rates make purchasing more affordable. Take the time to consider the pros and cons … (1 comments)
