A $60 million development planned near SouthWest Station has cleared another hurdle.
The Eden Prairie City Council approved the second reading for the project known as Elevate @ Southwest Station on Tuesday, Oct. 3.
The Elevate @ Southwest Station project calls for redeveloping the vacant Anchor Bank and former Ruby Tuesday and constructing a complex that includes 222 apartment units and 13,266 square feet of mixed retail space.
The apartments include 64 studio units; 96 one-bedroom units; 19 “one-plus dens,” 38 two-bedroom units and five two-story penthouses. Twenty percent of the units would be classified as “affordable,” which means housing programs can assist with … (0 comments)

CoreLogic’s latest Equity Report revealed that 91,000 properties regained equity in the first quarter of 2017. This is great news for the country, as 48.2 million of all mortgaged properties are now in a positive equity situation.
Price Appreciation = Good News for Homeowners!
Frank Nothaft, Chief Economist with CoreLogic explains:
“One million borrowers achieved positive equity over the last year, which means risk continues to steadily decline as a result of increasing home prices.”
Frank Martell, President and CEO of CoreLogic, believes this is a great sign for the market in 2017 as well, as he had this to say:

Although the city of Minneapolis still leads on the most expensive rents in MN on average.....Rents are climbing faster in Eden Prairie than any other Minnesota city, according to new data from an apartment listing website.
Eden Prairie apartments are listed for an average of $1,040 per month for a one-bedroom unit (up 6 percent from November 2014) and $1,280 for a two-bedroom (up 6.6 percent), apartmentlist.com said...

Many metropolitan markets have been experiencing an uptick in activity, a rising in prices, and less saturation, the Twin Cities is no different, even performing better than many parts of the country....New Listings in the Twin Cities region decreased 9.6 percent to 4,855. Pending Sales were up 2 percent to 3,689. Inventory levels shrank 31.6 percent to 12,202 units. Prices rallied higher. The Median Sales Price increased 15.5 percent to $160,000. As many metropolitan markets have been experiencing an uptick in activity, a rising in prices, and less saturation, the Twin Cities is no different.....
New Listings in the Twin Cities region decreased 6.2 percent to 4,799. Pending Sales were up 13.3 percent to 3,456. Inventory levels shrank 32.2 percent to 11,977 units. Prices rallied higher. The Median Sales Price increased 14.3 percent to $160,000. Days on Market was down 24.1 percent to 107 days. Absorption rates improved as Months Supply of Inventory was down 42.0 percent to 2.9 months.

It is 2011, and interestingly enough buyers have not changed much since I started in the Real Estate business in 16 years ago.
As an Agency and buyer representation Instructor for Kaplan Professional Schools for nearly a decade, it is always interesting to hear how some agent's think buyers have "changed". Maybe some buyers THINK they have changed, but what they want and need has not changed. With the possible exception of their perception of what they "need".

First things first, take a deep breath and tell yourself that "My mortgage company does not want to foreclose on my home!". This is a true statement for all lenders! - Sometimes they simply need to be convinced of this fact!
I know they tendency is to be gripped with fear, anger, frustration, and helplessness, but it is still very true, that the worst thing you can do is nothing.
