stieg strand: Twin Cities Real Estate Activity & Marketplace Snaphot

As many metropolitan markets have been experiencing an uptick in activity, a rising in prices, and less saturation, the Twin Cities is no different.....
New Listings in the Twin Cities region decreased 6.2 percent to 4,799. Pending Sales were up 13.3 percent to 3,456. Inventory levels shrank 32.2 percent to 11,977 units. Prices rallied higher. The Median Sales Price increased 14.3 percent to $160,000. Days on Market was down 24.1 percent to 107 days. Absorption rates improved as Months Supply of Inventory was down 42.0 percent to 2.9 months.

It looks like the Mortgage Debt Forgiveness Act of 2007, that expired two days ago was "snuck" into the final fiscal cliff deal: Good Job legislatures...

Just recently Fannie Mae, Freddie Mac, and Bank of America have announced a moratorium on repossessions on thier foreclosed properties from roughly December 17th - January 2nd.

So often consumers feel like agents are not helpful in the real estate buying process, but only slow it down. They do have a point, as some agents do not service their clients well, and even make them feel that they are being to picky, or taking too long to make a buying decision. Well, in addition to that issue, is another more weighty issue. Most people truly need a strong Agent when they sell or purchase a home. It is 2011, and interestingly enough buyers have not changed much since I started in the Real Estate business in 16 years ago.
As an Agency and buyer representation Instructor for Kaplan Professional Schools for nearly a decade, it is always interesting to hear how some agent's think buyers have "changed". Maybe some buyers THINK they have changed, but what they want and need has not changed. With the possible exception of their perception of what they "need".

Here is the question in greater detail....
Is it "honest" or ethical on some level to not pay your mortgage company for "part" of your mortgage? After all, you agreed, in writing to pay a certain amount back, and no where in the mortgage documents did it say you only need to pay us all the money back "if the home value stays good".
Here is the thought.... Just because they let you (the mortgage company/bank) does that mean that it is right, not to pay the money that you borrowed from them?

There are currently 342 Single Family Homes that are Actively for Sale with list prices over $1,000,000 in Hennepin County.
How does that compare with with closed sales of the same category over the last 10 years? I think you might be surprised at the trends....

Probably not!
When making large buying or selling decisions it is vitally important that you choose a Realtor, that not only has experience, but also puts you at ease and takes their fiduciary duties seriously....
Here are a few thoughts to help that process?
Is this agent active in the community? (Church, Parent Boards, or even Community Action) Does this agent have a strong grasp of the current and historic real estate marketplace, in regards to mortgage products and financing techniques? How do you feel when they are talking with you? Do you feel heard or do you feel like they are talking … (3 comments)

Hello,
First things first, take a deep breath and tell yourself that "My mortgage company does not want to foreclose on my home!". This is a true statement for all lenders! - Sometimes they simply need to be convinced of this fact!
I know they tendency is to be gripped with fear, anger, frustration, and helplessness, but it is still very true, that the worst thing you can do is nothing.
