It is 2011, and interestingly enough buyers have not changed much since I started in the Real Estate business in 16 years ago.
As an Agency and buyer representation Instructor for Kaplan Professional Schools for nearly a decade, it is always interesting to hear how some agent's think buyers have "changed". Maybe some buyers THINK they have changed, but what they want and need has not changed. With the possible exception of their perception of what they "need".

Here is the question in greater detail....
Is it "honest" or ethical on some level to not pay your mortgage company for "part" of your mortgage? After all, you agreed, in writing to pay a certain amount back, and no where in the mortgage documents did it say you only need to pay us all the money back "if the home value stays good".
Here is the thought.... Just because they let you (the mortgage company/bank) does that mean that it is right, not to pay the money that you borrowed from them?

There are currently 342 Single Family Homes that are Actively for Sale with list prices over $1,000,000 in Hennepin County.
How does that compare with with closed sales of the same category over the last 10 years? I think you might be surprised at the trends....

When making large buying or selling decisions it is vitally important that you choose a Realtor, that not only has experience, but also puts you at ease and takes their fiduciary duties seriously....
Here are a few thoughts to help that process?
Is this agent active in the community? (Church, Parent Boards, or even Community Action) Does this agent have a strong grasp of the current and historic real estate marketplace, in regards to mortgage products and financing techniques? First things first, take a deep breath and tell yourself that "My mortgage company does not want to foreclose on my home!". This is a true statement for all lenders! - Sometimes they simply need to be convinced of this fact!
I know they tendency is to be gripped with fear, anger, frustration, and helplessness, but it is still very true, that the worst thing you can do is nothing.

Make sure you have paid all of your bills on time in the last 12 months or more, if not on time, no more than 1 or 2 - 30 day "lates" in a 12 month period. It is possible to have dinged credit and still get a mortgage, but if you are having issues just keeping up on your bills, that might be a good sign to wait until you have them under control.
