The worst thing you can do is nothing. The 2nd worse thing you can do is contact your mortgage lender or servicer, sit on hold, and then they add up the total amount due, and tell you to send that amount of money in. But, hopefully it will get you motivated enough to do something more! Here is a better solution, and I have referred hundred's of people to it in my real estate classes I teach all over the State of Minnesota and have heard back many great things, and a lot less panic from their friends, and clients, which is priceless! The Carver County community development agency (CDA) has Home Improvement Loans financed by the Minnesota Housing Finance Agency (MHFA). It is called the Single Family Rehabilitation Loan Program, which is a forgivable, 0% interest loan. These funds are available to low-to-moderate income households in Carver County! stieg strand: What does "Information deemed reliable but not guaranteed" really mean at the bottom of a listing?

Hello, I wanted to clarify something for Real Estate professionals and even home buyers. The original intention in the phrase "information deemed reliable, but not guaranteed" has nothing to do with "I can put in poor information, and it is just fine, because of this statement on each listing on the MLS". (At least it is present on each one in my home state of MN) The phrase is there to cover the service and listing companies when there are typographical errors not that the information should not be trusted, which is often the case. It was never meant, nor should it be (2 comments)

The subject of Ethics is an especially heavy one as REALTORS are coming up to the deadline to complete their Quadrennial Code of Ethics Mandatory training. As an author, instructor, and consultant who has been involved in Continuing Education, Sales Training, Agency/Fair Housing, and Ethics training for several years. I wanted to take a moment to comment. The Quadrennial Training is excellent, and needed to assist in "standardizing" what REALTORS consider "ethical" and "appropriate" behavior with the public, our clients, and other REALTORS. There are a lot of things to mention in this category, but when it gets down to it. In order of importance here are 8 things to do when you are even THINKING about purchasing a home for the first time. Make sure you have paid all of your bills on time in the last 12 months or more, if not on time, no more than 1 or 2 - 30 day "lates" in a 12 month period.
