It is important to clarify something about the wild and crazy world of Real Estate professionals and today's "online hunter" home buyers. Specifically, I am referring to the HOPE that the information such as the listed square footage is accurate on advertisements for home listings.
Measuring "oopsies" are certainly real and can happen from time to time, but for educational purposes to help give us perspective to what we are talking about, let us look at a few different terms associated with square footage and their meaning.

CAN YOU REALLY TRUST THE MEASUREMENTS THAT ARE ON HOME LISTINGS & WHAT DOES "INFORMATION DEEMED REILIABLE BUT NOT GUARANTEED" REALLY MEAN?
It is important to clarify something for Real Estate professionals and today's "smart" home buyers. The original intention in the phrase "information deemed reliable, but not guaranteed" has nothing to do with "I can put in poor information, and it is just fine, because of this statement on each listing on the MLS".
(At least that statement is present on each home listng in my home state of MN)

According to NAR’s (National Association of Realtors) 2017 Profile of Home Buyers & Sellers, the share of recent homebuyers who were single at the time of purchase held steady at 24% last year.
The percentage of first-time buyers who were single females rose to 17% (up from 16%), as the share of single men dropped from 11% to 8%. So, it would be true to say, women are gaining power as homebuyers and men are losing their desire to be homeowners.
