DON'T GET CAUGHT IN THIS CONDO "RE-SELLING" TRAP!
First, let's discuss why this matters! Simply put, if a condo or townhome complex is NOT warrantable, under Fannie Mae guidelines, you cannot get a "market rate" mortgage loan (FHA, VA, Low down payment conventional) without a minimum of 20% or even up to 30% of a cash down payment! With an increasing number of loan hold ups due to a variety of stipulations the federal government has been adding... directly or indirectly, it is very important for listing agents and sellers to make sure they know if a condominium and/or townhome complex is "warrantable".
