deeb real estate: At Home Dec 08 - 12/15/08 02:16 AM
I wanted to wish everyone a Merry Christmas and a Happy New Year.  The holidays are a great time to spend with family and friends. I really enjoy watching Nick and Taryn on Christmas morning. Taryn really liked helping Mom decorate the house for Christmas.  What are these stockings?  Why do we hang them on the fireplace?  Can I help?  Nick on the other hand acted like it was old hat to him.
2008 hasn't been the best year for real estate, but I remain optimistic for 2009.  I think the government is on the right track to stimulate the economy.  … (0 comments)

deeb real estate: At Home Nov 08 - 11/13/08 02:06 AM
At Home- November 2008
Real estate is a cyclical business.  Every year the number of home sales decreases as both buyers and sellers start focusing on the coming holiday season.  That doesn't mean people don't think about real estate.  As people gather for Thanksgiving, company holiday parties, and Christmas, at some point the conversation turns to real estate.  Maybe it's your partner saying, "Our house is too small" or an in-law saying, "When are you going to buy a home".  This time of year is the starting point for next year's real estate market.  The national media has a doom and … (2 comments)

deeb real estate: Should you wait for home prices to fall 5% - 11/07/08 04:41 AM
As a home buyer would you rather wait for home prices to fall 5%, while mortgage interest rates climb by ½ %? Or buy a home now and get the current interest rate?  Today, I am going to compare some scenarios and look at the effect on the monthly principal and interest payment.  Here is the basic scenario: I am going to use a $150,000 purchase price using a FHA mortgage with a 6.5% interest rate. FHA mortgages require a 3% down payment from the buyers.  The remaining scenarios increase the interest rate, lower the interest rate, lower the purchase price … (0 comments)

deeb real estate: Bid and Ask! - 09/24/08 08:54 AM
In the stock market, stock prices are quoted by a bid & ask.  This means you generally buy stock at the Ask and sell at the Bid price.  The difference in price is called the spread.  So let's say Google symbol (GOOG) is quoted 435 bid by 436 ask.  What does this really mean?  That means someone is willing to buy Google stock for 435 and there is someone willing to sell Google at 436.
So how does this relate to real estate?  As a home seller you might Ask/List your home for $179,000, but in the end you might receive … (1 comments)

deeb real estate: Omaha Foreclosure List - 09/18/08 02:24 AM
New service for Omaha Home Buyers looking for bank owned or foreclosure homes, in both Douglas and Sarpy counties.
Omaha bank owned foreclosures are often a great way to get a deal on a home.   It can be difficult to find these deals in a timely manner.  Some of the best deals sell relatively quick, other homes that need more work might take longer to sell.
If you can see the diamond inside these distressed homes, you will definitely benefit from my FREE Foreclosure email service.   As homes come on the market or as home prices are reduced, you will … (2 comments)

deeb real estate: At home July 08 - 08/05/08 02:27 AM
I can't believe it's August already and school starts in just a couple of weeks. It feels like the summer has just flown by.  I wish I had great news about the real estate market, but the fact is its still in a slump.  However, it will be interesting to see what effect the recent Housing Bill passed by Congress and signed by the President will have on the real estate market for the second half of the year.  One thing is for sure, buyers are getting great deals on homes.  Unfortunately, sellers are not getting top dollar.  For more, check … (4 comments)

deeb real estate: On your mark, get set, GO! - 07/26/08 08:39 AM
The Congress finally approved the housing bill that has been floating between the Senate and the House for over a year.  One key measure in the Bill is a tax credit for first time home buyers. First-time homebuyers purchasing a home between April of this year and through June of next year would receive a tax credit for 10% of the value of their home, up to $7,500, while current homeowners who do not itemize their tax returns would be able to deduct up to $1,000 for property taxes.
So if you're a first time buyer, on your mark, get set, … (0 comments)

deeb real estate: Google Street View in Omaha - 06/27/08 01:31 AM
I use Google Maps all the time to get directions around town, even though most guys think they have an internal GPS system in there brain.  Now Google has added most of western Omaha, parts of Sarpy County with a Street View option.  How did they do it?  Google used a car to drive around Omaha and take panoramic shots of all the streets in Omaha.  I was recently contacted by, Omaha World Herald reporter Bryan Redemske, about how an Omaha Real Estate Agent could use this technology. Omaha World Herald story about Google Street View.  I felt it is a … (3 comments)

First I would like to thank everyone for taking a minute to read my newsletter.  I am sure you've read or seen a story in the news about the real estate market.  Yes, the real estate market is not the best right now.  But buyers are still buying and sellers are still selling.  May, June and July are typically some of the most active months and my business is certainly a reflection of that.  For more, check out my blog for statistics for both Douglas and Sarpy counties.
$4 gas is upon us.  As I wrote in February, "it will be … (1 comments)
