Things you should know or consider before buying a HUD home in Omaha.
Owner occupant bids are accepted for 10 days Investor bids are opened daily there after. HUD homes are sold as is with no repairs. Buyers are encouraged to have a home inspection.  Inspections should be done 15 days after the contract. Over the past several years, I have compiled and tracked active and sold listings on the Omaha MLS.  Here are a couple of interesting statistics I wanted to point out about the Sarpy county real estate market.  Active listings continue to be down by 15% to 20% for 2009.  Sold listings are up 25% from August 08 174 homes, compared to August 2009 total of 225.

Over the past several years, I have compiled and tracked active and sold listings on the Omaha MLS.  Here are a couple of interesting statistics I wanted to point out.  Active listings continue to be down by 15% to 20% for 2009.  Sold listings are up 15% from August 08 485 homes, to August 2009 total of 559.

Last year I was worried about the economy and the threat of higher gas price, which we definitely saw.  I don't think any predicted the credit mess and subsequent recession in 2008.  So let's put 2008 behind us and look forward to 2009.  Is 2009 going to a block buster year, I doubt it.  It will be a year of change that's for sure.  We have a new President and with that new hope that things can be put on the right track for our future.

Last week in the Papillion Times, there was a section that asked area residents why they chose to live in Papillion, NE.  There were various comments from people that live in Papillion ranging from it's a Great place to raise kids, Close to Offutt Air Force Base, Grew up in Papillion, New shopping centers, and Small town feel.   So this made me think "Why did my wife and I decide on Papillion as our home town in 1998?"
