Storm Lake Iowa area has low inventory and a lot of buyers in the market, but it is slowing down. Super important to be working with a great Realtor - call me I can help 712-291-0118. Sold in 7 days, that is what happened to the last 2 properties I listed. As of today I have 22 buyers, one accepted offer last night, waiting to hear on another 2 and 3 new buyers this morning that I need to get copies of their preapprovals. Strongest seller's market I have seen in 11 years in the Storm Lake IA area. Sellers are in a very good place in our market, many more buyers than sellers. TWO more accepted offers today!!!! But, it is not always like that. Sometimes, you get right to the closing table and things go wrong or you just can't seem to find the right property for a buyer especially in our rural area. One thing about real estate it is never dull, it is about helping people. Some days are great, some good, some fair, some poor and some you are holding on by your fingernails. Most people think fall and especially winter means the real estate market is going into hibernation here in North west Iowa. Nothing could be further from the truth especially this year. Over the last 3 weeks I have listed 4 houses, I have 3 more coming this week. Seems like selling real estate and the Avian Flu couldn't be further from each other. But, there's a link and it is not a good one. My brokerage is in the middle of the avian flu oubreak in Iowa. We are beginning to feel the hurt from people being laid off at the plants, truck drivers and farm workers are experiencing reduced hours or are being laid off. They somehow take the mls listings, put them on their website and charge consumers to get informationa about properties that they say are rent to own. Wow, This year so far has been a lot of work, I have a number of dominoes (sales dependent on other sales) in place. Throughout a normal year I may have 3 or 4, this year so far one of my transactions has 4 dominoes alone. I also have 2 others that are 1 and 3 dominoes deep. Anyone else seeing this, any idea why the increase? We have a detailed system to manage and keep everything on track and in order but dominoes make it tough. General catch all contingencies like "purchase subject to a satisfactory home inspection" are really poor ways to help the buyers or sellers in a transaction. I am located in a small northwest Iowa town, Storm Lake to be exact. It is very seldom that we have a Buyer who does not ask the Seller to pay the Buyer's closing costs. Closing costs in this area are usually around 3% of the purchase price. Our inventory is very low and many times the price offered is not what actually ends getting an offer accepted, it is the combination of price AND terms.
