marketing: Buy Leads - No Thanks - 09/16/13 08:39 AM
I can't tell you how many times I have answered my office phone and even my cell phone to have someone on the other end telling me I need to buy leads. I live and practice in very rural North West Iowa, Storm Lake IA to be exact.
Well I did buy leads, not once but twice and NEVER again. The leads were not qualified, some weren't even in the areas I practice. The best advice I can give to a new agent is don't waste your hard earned money. Put your marketing dollars into what works in your market. Not … (5 comments)

 I am located in a small rural area of Iowa and surprisingly there are still a number of people who look at newspaper ads and mailed pieces. We have used every type of advertising there is, including many types of mailings over the last 8 years. I just saw the NAR Home Buyers Profile - WOW I am amazed how much the country is alike.
Average income across the nation for home buyers is between $67,700 and $79,500
Average miles between new and old home - all under 15, between 10 and 13 miles. That makes a lot of sense in how we should market.
The medial home price was $185,000 here in the Midwest we are below that at $158,000

I just got my Postlets account setup, it took several weeks. Problems with account and password and finally had to ask the site to reset the password so I could get setup.  Was it worth it; yes indeed! Check out this one
I knew you'd love it, get yours too, it is free and great advertising for just a little work :)
This is a little more work but well worth it too, not free and more work but again well worth it!

marketing: Anyone read "Endless Referrals" published in 05 by McGraw-Hill - 02/01/08 04:16 AM
I am very interested in developing my referral system to the nth power!  I have seen this book referred to on several other blogs, anyone here read it, recommendations?  Is is worth my time to read and implement; anything else you recommend on the referral business development? 
 I also an thinking about Guerrilla Marketing and Ready Fire Aim, both of these books have good recommendations on Real Estate Ttomato.

marketing: Tour of Homes Postcard Template - 01/25/08 06:15 AM
This postcard for our Tour of Homes has gotten a lot of response, I don't do open houses but I'm sure it would work for them.  Please ccomment on how to improve this idea or what you do that has brought a good return for the investment, I'd appreciate it.  Watch your spacing, you need enough room for the postal code at the bottom.  I use fancy card stock in cream with some scroll-work, print 2 on each sheet and cut in half - Wha La, invitation ready to be mailed!
