gettysburggerry: One Down, 6 More to Go In Lancaster Pa - 10/05/10 04:37 AM
One Down, 6 More to Go In Lancaster PaWell this one is in the books, the historic Fulton Theatre closed it's first production of it's 2010 -2011 season Saturday Oct, 2. The opening production this year was Spamalot, "A new musical lovingly ripped off from the motion picture Monty Python and the Holy Grail". For any of you that remember the Monty Python movies this was a walk down (albeit a hysterical one) memory lane. Whether it was the Knights who say Ni, Not Dead Fred, or the obnoxious French Guards, the production kept the entire audience laughing throughout. I have … (3 comments)

gettysburggerry: Simple Sunday Mornings - 08/29/10 04:40 AM
Simple Sunday MorningsAnother Sunday morning, and I am pleasantly surprised that the Sunday paper is chock full of interesting and useful information. Sunday mornings are a time for relaxing in this household, Sunday morning paper, Sunday morning coffee, Sunday morning relaxing. In this fast paced, constantly on the go world we live in nowadays it is hard to find time to really take a moment and relax. I like many are constantly working on one thing or another, and with this particular market we are living (or not) with finding "off" time is harder than ever.I make it a point to … (15 comments)

gettysburggerry: Extreme Low Ball Offer Usually Means Amateur Buyer - 08/20/10 06:18 AM
Extreme Low Ball Offer Usually Means Amateur BuyerI don't know about you, but when I see a super low ball offer come through, it usually means that a new home buyer has spent the night at a Comfort Inn and thinks they are now Donald Trump. All too often I see these offers come and the buyer is amazed that the seller hasn't responded in 6 hours because they are so desperate to sell. Usually when a seller recieves an offer that is 40, 50, or 60% below asking price the only thing that the buyer has accomplished is insulting the … (12 comments)

gettysburggerry: Gettysburg Borough & Adams County Market Stats, Single Family, Land - 08/07/10 10:29 AM

What are the above stats telling us about the market conditions for the Gettysburg Borough Adams County area. The good news;         sale price/list price ratio looks healthy at 93.38%. Considering the market conditions we are currently going through that is pretty a pretty good news number. What it could be indicating is that sellers are pricing correctly in the Gettysburg Borough Adams County area.          days on the market is high, but not as high as one might expect for the current market. The bad news;           Pct sold and Pct expired, at 29.49% pct sold and 52.07% for … (0 comments)

gettysburggerry: The Product is Flawed - 08/06/10 05:13 AM
The Product is FlawedRecently Adams County tax payers got together with Adams County Commissioners to discuss the recent property tax reassessment that was Conducted by Century 21 Appraisals.  The above statement was made by one of the tax payers during his statement, and you kmow what, he is exactly correct.
I have been listening to and reading all of the information that is coming out regarding the process and it's outcome and two things seem very clear to me. First, Century 21 used the wrong appraisal approach. Under USPAP (Uniform Standards of Professional Appraisal Practice) one of the first things addresses … (25 comments)

gettysburggerry: Understand What you are Getting Into - 08/01/10 04:16 AM
Understand What you are Getting IntoLiving here in Gettysburg Pa can be fun, informative and yes a big pain in the butt. The chapel in the picture is causing a huge controversy here in Gettysburg. This building is built on a formerly useless rocky empty lot, a gentleman moved here from NH and erected a Civil War chapel, but it was a tent (temporary). During the winter the tent was destroyed and this is what was constructed in it's place. No big deal, one would think.
Problem, this is a permanent structure and the Gettysburg wants their pound of flesh, to … (12 comments)

gettysburggerry: Adams County Tax Reassessment - Crippling Homeowners - 07/23/10 07:14 AM
Adams County Tax Reassessment - Crippling HomeownersRecently the residents of Adams County received their new property assessments, and the news for most is not good. While the company that did the reassessments stated that only 33% of Adams County property owners would see a significant increase in their property taxes, appeal requests tell another story. In just a few days over 1,150 informal appeals have been scheduled.  While it's been since 1990 that a tax assessment occurred in Adams County, it should be noted that since 1996 property taxes in Adams County have increased 218.5%! Now a good portion of those exploded … (7 comments)

gettysburggerry: NAR Reports Existing Home Sales Drop 5.1% - 07/22/10 08:43 AM
NAR Reports Existing Home Sales Drop 5.1%However it is not all bad news, while existing home sales nationwide reported at 5.37 million dropped 5.1%, it is still 9.8% higher than the 4.89 million sales reported last year. So it appears that sales are dropping since the tax credit, the real estate market is doing better than a year ago. While we are seeing some of the lowest interest rates in history, the lack of confidence in the economy, and the lack of jobs, combined with the tougher lending standards, movement in the real estate market has slowed considerably. While the median … (6 comments)

gettysburggerry: A Disturbing Trend in Real Estate - 07/19/10 09:31 AM
A Disturbing Trend in Real EstateI have been reading more and more about a trend in real estate that I find extremely disturbing. Strategic defaults are on the rise, and that is not a good thing. Just the fact that the practice has been given a name which now makes a quantifiable index scares the heck out of me. First lets define what a strategic defaults is, by definition a strategic defaulter is someone who has missed 6 months or more of mortgage payments, but has not missed any payments on other loans. This has the potential to adversely affect a … (8 comments)

gettysburggerry: Protecting Your Home is a Constant Battle - 07/10/10 05:59 AM
Protecting Your Home is a Constant BattleMany first time home buyers are aware that they had to show proof of insurance to complete closing requirements and take possession of their new home, never to give the status of that insurance another thought, until it is too late. Homeowners insurance is something that needs yearly review and attention. It is not a one shop stop and forget about it from then on. What many people do not realize is that as the years go on and your home value or the cost of materials to build  homes increases, you need to adjust … (1 comments)
