Last Thursday I was able to see a presentation given by Michael Ault of the Downtown Sacramento Partnership regarding the initiatives, short-term, and long-term vision for our downtown areas. There is a lot of great stuff going on. When the DSP was first formed in 2001, its original goal was to initially "clean up" downtown in order to make way for development. The current mission of the DSP is to establish downtown Sacramento as the vibrant arts, entertainment, business and cultural destination of the Greater Sacramento Region through effective public-private collaboration for the benefit of residents, visitors and investors. The Sacramento Bee published an article yesterday about the increase in the volume of closed real estate transactions...finally! As I have been saying for about the last two months now, there are several micro-markets in Sacramento that are really hot in certain price ranges. I am working with several buyers right now that have been in multiple offer situations...some of them got the property in the end thanks to some create manuevering on my part...and some of them have submitted 6+ offers, all coming up short. It is the wild west right now!

Folks, the market is blazing hot in nice areas under $300k. I received this news release from SMUD (Sacramento Municipal Utilities District for any out-of-town readers)...they have partnered with Woodside Homes and plan to build almost 1500 solar-powered homes near the Rancho Cordova area. It is anticipated that these homes will be complete around the year 2012. This apparently is the largest agreement between any utility company and homebuilder to date in the United States. Arden Park is a wonderful neighborhood bound by Watt Avenue to the west, Eastern Avenue to the east, Arden Way to the North, and Fair Oaks Blvd to the south. Sacramento Magazine named Hollywood Park one of the top ten "Best Kept Secret" neighborhoods.  Hollywood Park is bordered by Sutterville Road to the north, Fruitridge Road to the south, 24th Street to the east, and Freeport Blvd to the west.

Curtis Park was subdivided from the Curtis Ranch Homestead by William Curtis in the late 1800's and early 1900's.
