sacramento: California SB 1178 passes Senate!...would extend "Anti-Deficiency Protections" to homeowners with refinanced loans... - 06/03/10 11:25 AM
The California Association of Realtors is sponsoring SB 1178. This legislation seeks to extend "anti-deficiency protections" to homeowners who have refinanced "purchase money" loans and are now facing foreclosure. Today the state senate passed this legislation by a vote of 30-4.
Generally speaking, a loan taken on a residential property at the time of purchase is subject to provisions that afford a homeowner protection against personal liability for the difference between the value of a foreclosed property, and the original amount owed on the mortgage to the lender.
A loan that is refinanced generally does not afford a homeowner the same … (1 comments)

sacramento: Sacramento County Property Tax - It is not yet time to file an application to appeal for a "Decline in Value" reassessment... - 06/02/10 12:40 PM
I got a call today from a very nice man who had found an older posting on my blog from last year regarding filing an appeal application with the Sacramento County Assessor's office to request a reduction in his property tax assessment based on declining home values. For clarity, the Sacramento County Assessor's office is NOT yet accepting appeal applications for fiscal year 2010-2011 until the revised valuations are released next month, in July. This timeline is slightly different than last year...don't forget, we are in the middle of an election cycle. Ken Stieger is retiring, and Kathleen Kelleher (current assistant Sacramento … (1 comments)

sacramento: Sacramento on two wheels is a beautiful place to live! - 03/22/10 04:50 PM
If you follow me on Facebook or Twitter, you will know that last week I ordered a new bicycle! It arrived pretty quickly on Thursday, and I have been out toodling around on it a lot since then. My neighborhood is truly a serene, beautiful place from the vantage point of a bicycle. I do not usually give testimonials for places I visit or purchase things at, but I want to give some kudos to the folks at City Bicycle Works. I visited several bicycle shops as I was contemplating my purchase. At one point, I walked into one with my … (4 comments)

sacramento: Sacramento Home Buyers having trouble getting into contract on a house? The solution may be a more creative Realtor! - 03/15/10 08:51 AM
If you read my blog post about my little vacation from last week, you will know that I closed a buyer transaction in Garden of the Gods. I wanted to share a little success story about how this transaction came to be, but wanted to wait until after the close of escrow as to not jinx the outcome! If you are a Sacramento area home buyer, you will know that certain price ranges and certain neighborhoods are extremely competitive - often with properties getting multiple competing offers. My buyer clients were planning to relocate from the bay area to Sacramento, and specifically … (0 comments)

sacramento: Buying or Selling a Wachovia Bank Short Sale in Sacramento? It's your lucky day! - 02/09/10 04:30 PM
So I have gotten to the point where I have closed so many Sacramento short sales, I figured I would share my experiences with different lenders. The last short sale lender profile I did was for Bank of America. I figured this time I would profile a lender at the opposite end of the spectrum: Wachovia.Let me just tell you - if you are a Sacramento buyer or seller dealing with Wachovia Bank on a short sale, you have stumbled upon the golden goose!Wachovia has one of the smoothest short sale approval processes I have witnessed. They actually have a local … (0 comments)

sacramento: Another 3 seconds of fame on Fox 40 news... - 01/31/10 04:34 PM
If you follow me on Facebook or Twitter, you probably already know that Fox 40 reporter Chris Biele interviewed one of my buyer clients on Friday at my office. The story he did was about opportunities for first time home buyers in the Sacramento real estate market (e.g. affordable home prices, tax credit, etc.), and in turn the opportunities available to renters given that so many folks are vacating their rentals in favor of buying a home. I am shown for a few seconds while my buyer client is interviewed, and the exterior of one of my Garden of the Gods … (6 comments)

sacramento: Sacramento Real Estate Statistics - December 2009 - 01/26/10 01:21 PM
Hmm. Is it just me, or do the median price statistics in Sacramento County sure seem to look pretty flat for the last year? If you look at the median price in December 2008 vs. that of December 2009, you will actually see an INCREASE of about 5.1%! Perhaps now we have enough data to think this little trough we saw from last January to April was not a fluke - and stability is here to stay? Time will tell. I can tell you that most of the transactions I have been representing for both buyers and sellers, (in all price … (2 comments)

sacramento: HUD's proposed changes to FHA lending programs...and what this means for Sacramento home buyers and sellers... - 01/20/10 12:26 PM
The US Department of Housing and Urban Development (HUD) announced today that it is planning to make some changes to its FHA loan program. Hmm...the announced changes include:
Mortgage insurance premium (MIP) will be increased to build up capital reserves and bring back private lending. Per HUD's press release, "the first step will be to raise the up-front MIP by 50 bps to 2.25% and request legislative authority to increase the maximum annual MIP that the FHA can charge." This change will supposedly take place this coming Spring 2010. Eventually, they plan to shift this from an up-front fee increase to … (0 comments)

sacramento: HUD Suspends its "Anti-Flipping" Rule! What this means for Sacramento FHA Home Buyers... - 01/15/10 01:12 PM
If you follow me on Twitter, you will already know that I "re-tweeted" an earlier post from the California Association of Realtors regarding a temporary suspension of a HUD lending rule that has prevented many buyers from purchasing "flipped" homes. What is a "flipped" home? As you can probably guess, this is when an investor purchases a home with the intent to resell it for a profit. The rule has been that a buyer using an FHA loan can not purchase a flipped home until the title to the home has been held by the current seller for 90 days or more. A … (2 comments)
