In a press release, the California Franchise Tax Board stated that almost all of the California New Home Purchase Tax Credit has been allocated already. There was a limited amount of money available for this tax credit, and it was available for new construction purchases by first time buyers in California between March 1, 2009 - February 28, 2010. We are only 4.5 months in...THIS IS NOT TO BE CONFUSED WITH THE FEDERAL TAX CREDIT! The federal tax credit of up to $8,000 is still available to those who qualify and purchase their home prior to December 1, 2009.

Yes...my twitter page is now famous! I was interviewed by CBS 13's Andrew Luria today for a segment that aired on the 5:00 news. The topic of the piece was how Sacramento Realtors are leveraging social networking sites and other technology to do business. They primarily focused on Facebook and Twitter, but also touched on the use of individual websites to promote property. The story prominently featured two of my listings' websites - 101 Tiemann Court, and 4531 Crestwood Way. I do not make it a secret that I use MANY different technology avenues to market myself and my listings.

I received two phone calls and a message on Twitter yesterday afternoon that there is a photo of me in the May 2009 issue of Sacramento Magazine. I had trouble tracking down a copy, but this morning at the Starbucks near my house I found one (with the kabob on the cover). It is on page 85 in the "Snapshots" section. It was taken at the Sacramento Association of Realtors Masters Club luncheon last month...in the photo with me is Meg Heede, a Realtor and fellow member of the Masters Club Steering Committee.

I spent about an hour today at a property in Carmichael with a Chimney inspector. You probably can't tell in any great detail unless you click on the photo, but this Chimney has sustained damage to the firewall. You might notice some broken bricks, and severe deterioration in the mortar. Just outside the field of view in this photo, is literally a gaping hole where a brick had broken out. Most buyers would never think to inspect a chimney. I often suggest this inspection, especially when a home is older...highly unlikely that a seller would even be aware these conditions exist … (4 comments)

Ok...so achieving this fete this was a combination of my short sale negotiation prowess, and a bit of luck - but today marked the close of escrow of the FASTEST short sale I have ever done. I am very excited that Sacramento's first "Second Saturday" of 2009 is this weekend! For details, maps, vendor, and parking/shuttle info, I highly recommend visiting the MidtownGrid website's Second Saturday Art Walk page.For those of you who do not know, in midtown Sacramento on the second Saturday of every month, different local merchants and art galleries host reception-type events starting around 6pm. It is not uncommon to see things like local art exhibits, food and wine tasting, live music, fashion shows, and other special events. I have always had an amazingly fun time attending Second Saturday.

I found out this morning when I pulled into the parking garage that I was my Lyon Real Estate office's #1 Listing Agent for the month of February. Pretty cool out of a growing office of 112 Realtors.
