So as I mentioned in a previous post, Lyon Real Estate is holding its annual awards ceremony this coming Friday. Today at my weekly office meeting, they gave some "other" awards...these are the inside jokes at the office that definitely will not be recognized at our company awards ceremony. So what award do you think I received? Any bets?I received the award for "The Longest Escrow" of the year in 2008. This particular transaction was a short sale with Countrywide that took 5.5 months, and LOTS of negotiation (and renegotiation after the approval) on my part.

Last week I had an experience with an appraisal gone awry. The appraisal value was deemed substantially lower than the contract price for my listing, which obviously threw a wrench into an otherwise smooth transaction. Luckily, I was able to obtain a copy of the appraisal. I found a few errors in the appraisal, made my case, and thankfully it was revised. Phew! Problem solved...for now...Starting in May, real estate agents and lenders will not be allowed to have any contact with appraisers. Last night, the Sacramento Association of Realtors celebrated its 100th Anniversary with a formal dinner event - the Centennial Gala. The SAR Centennial Committee and staff worked hard to put on a great event. All year long at our main meetings, we have enjoyed photos and memorabilia from years past, and last night we watched a pretty neat slide show. On December 8, 2008 (less than 6 weeks from today), the new Natomas Basin FEMA flood maps take affect, and thousands of Natomas area residents will be required by their mortgage companies to purchase flood insurance. It's no secret that I list many short sales...I just received written approval for a Countrywide short sale yesterday. Yesterday was 8/26/08. We submitted the offer to the bank on 3/14/08. No that is not a typo...almost 5 1/2 months of constant phone calls, emails, and coordination between buyer, seller, and loan officer. This particular short sale has a first and second mortgage - both with Countrywide. Unfortunately, I started working on this file right at the same time Countrywide did a massive re-organization of its Loss Mitigation department.
