I had a call come into my office today with a very unhappy man.. When I took the call he was first needing to let me know how Re/Max people told him they would call him back and they didn't. When I asked what he needed it was to research the person in Pa. who sold him property because he wanted to sell it now. He is here in Florida. I called up there and many men had a last name which started with a M. He told me the last name started with a M and the agency was a Re/Max in Redding, Pa.,didn't know anything more. So.... I took the time to call around and wouldn't you know I found the realtor. I gave that person the information.I just did a follow up call to ask if he recieved a call and was all set. He had heard and was quite happy that someone was willing to help him with this. I should note here,this man is 85 years old. Before I hung up he informed me that he has several properties here in Florida on the water and will contact me if he is going to sell or buy and is going to pass my name to others, since I took the time to listen, follow up and talk with him.You never know who is on the other end of that phone and what grief they might be dealing with. Treat them with respect and it will be returned to you.Good luck out there. The market is wild. Here we are continueing to see the market get stronger. The NAR states prices have risen 8.2% in this past year. The mortgage rates are still under 4%, but it looks like they will increase to over 4% within a few months. There looks like there will be more buyers on the market competing to buy homes than there will be sellers.If anyone has considered the thought of purchasing a home now is the time to jump and get started in the search for that particular home which will meet the needs demanded. Sellers are going to be able to ask more for their home since the inventory continues to lower. Buyers!, Now is the time!! Buyers need to understand using a broker will help them be able to find the right home and be able to write an offer quickly for them since there are many multiple offers being made on homes within a day of a new listing. When a buyer looks on the website to find homes and then think they will drive by to see if they like it, it might be too late. A home comes out on the mls and all buyers see it and are calling or texting their broker immediately. Don't be left behind.Contact me if you are in the Hernando County, Fl. region so I can help you jump on those new listings and get that offer written before others get a chance to put their offers in first.Homes priced under $150,000 go fast. Many are cash sales but if a buyer needs a mortgage than it is wise to get pre-appoved ahead of the search. The rest break evenly: 27% say rates will go up and 27% predict rates will go down.WASHINGTON (AP) – Feb. 25, 2016 – Average long-term U.S. mortgage rates fell this week as anxiety over the global economy persisted. Long-term rates resumed their decline after being unchanged last week following six straight weeks of easing. Mortgage buyer Freddie Mac said Thursday the average rate on a 30-year, fixed-rate mortgage slipped to 3.62 percent from 3.65 percent last week. That puts it well below the 3.80 percent it marked a year ago. The average rate on 15-year fixed-rate mortgages declined to 2.93 percent from 2.95 percent last week. Mortgage rates have continued to fall despite the Federal Reserve's decision in December to raise the short-term rate it controls for the first time since 2006. Global economic worries and turbulence in world stock markets have pushed up prices of U.S. government bonds as investors seek safety. That has depressed the yields on the bonds, which mortgage rates follow. The yield on the 10-year Treasury bond has dropped to strikingly low levels below the significant 2-percent mark. The benchmark yield stood at 1.75 percent Wednesday, down from 1.81 percent a week earlier. The yield fell further to 1.72 percent Thursday morning. That compares with 2.27 percent before the Fed's rate hike on Dec. 16. Despite the decline in mortgage rates this year, new government data show that Americans stepped back from buying new homes in January, as purchases plunged sharply in western states where prices are typically higher. The Commerce Department said Wednesday that new-home sales fell 9.2 percent last month to a seasonally adjusted annual rate of 494,000. Most of the decline stemmed for a 32.1 percent drop in sales in the West. Sales also slipped in the Midwest, while edging up in the Northeast and South. To calculate average mortgage rates, Freddie Mac surveys lenders across the country at the beginning of each week. The average doesn't include extra fees, known as points, which most borrowers must pay to get the lowest rates. One point equals 1 percent of the loan amount. The average fees for a 30-year mortgage rose to 0.6 point from 0.5 point last week. The fee for a 15-year loan was unchanged at 0.5 point. Rates on the adjustable five-year mortgage averaged 2.79 percent this week, down from 2.85 percent last week. A year ago, the 5-year ARM averaged 2.99 percent. 182Florida has 231 programs that help low-income buyers ATLANTA, Ga., Feb. 19, 2016 – Atlanta-based Down Payment Resource, a databank for homebuyer programs, released its fourth quarter 2015 Homeownership Program Index (HPI). According to the company, The U.S. has 2,406 homeownership programs available to help prospective homebuyers, and 84 percent currently have funds available – a one percent drop quarter-to-quarter. The numbers are even stronger in Florida, however. The state has 231 buyer-aid programs administered by 113 agencies. And while 13 programs are not currently funded, 94.4% have money available to help prospective homebuyers. The HPI found that 63 percent of buyer-help programs include a first-time homebuyer requirement, which they define as a buyer who has not owned a home in the past three years. In 15 percent of homeownership programs, specific incentives are available for community heroes, such as special benefits for veterans, educators, protectors, firefighters, healthcare workers and disabled homebuyers. "Renter surveys reveal the lack of understanding among consumers about downpayments and current requirements," says Rob Chrane, CEO of Down Payment Resource. "It's important for prospective buyers to research their home loan and downpayment options." One Florida agency, the Florida Housing Finance Corporation, acts as a state clearinghouse for many programs funded by government resources. However, specific programs and rules can vary by state, county and city. Types of programsDownpayment and closing cost programs make up 70 percent. One common example: A second mortgage with a very-low or no interest rate, in which the payment may be deferred or forgiven incrementally for each year the buyer remains in the home.Mortgage Credit Certificates (MCC) make up 8 percent of programs. An MCC reduces the amount of federal income tax a homebuyer pays each year, and it's good for the life of the loan. It's a tax credit, not a deduction, so it directly reduces taxes owed, up to $2,000 annually.First mortgage loans make up 9 percent of programs. These home loans may feature below-market interest rates, lower or no mortgage insurance, or 100 percent financing. Issued by housing finance agencies, these loans can be even more affordable than other first mortgage products, and buyers may be able to layer them with other grants or downpayment programs.Additional programs make up 13 percent of programs. These may include employer assisted housing (EAH) programs offered by employers in certain markets and Individual Development Accounts that provide a matching downpayment savings program.
