Are you heading towards foreclosure? You are not alone, thousands of people are in the same situation. I'm sure you bought this property in the height of the market, have negative equity and have stopped making payments for good reasons. There is a solution! I can help you! Lenders are now accepting less money than owed on your mortgage. The lender does not want to take your house back and will allow a sale current market value. It's called a Short Sale. All lenders are accepting short sales at a record pace. Through the HAFA program, you can get relocation funds. (4 comments)

Are you telling yourself that you'll just "walk away" from your home? Foreclosure is the worse choice possible. There is no such thing as "walking away'. The bank will file a judgment and you will have to file bankruptcy. That is really no fun. Your credit will be shot for years. If you can't keep up your home payments there are other options than foreclosure.I realize most of the available information that helps homeowners make pre-foreclosure decisions is confusing. Most homeowners are in denial, confused and stressed at the prospect of loosing their home. Your best option may be a short (0 comments)

On November 30th 2009, the U.S. Treasury set much needed guide lines for mortgage companies to speed the short sales process. The new voluntary guidelines through the HAFA program will be in effect April 5th 2010 although loan servicers may elect to act before then. (0 comments)

Untitled Document Over the past few years Cape Coral has quickly gone from Florida's fastest growing community to the foreclosure capital of the world. At the moment there are hundreds of foreclosed single family homes on the market. The lending institutions and finance corporations who are now the owners of foreclosed homes hire professional Realtors to list and sell the homes. Foreclosed homes can normally be found on the MLS. At this time the selection of foreclosed homes is awesome. It should not be difficult to find exactly the home you're looking for. Is it a Deal? It's imperative for the (0 comments)

Selling Your Cape Coral Home in Today’s Market! It looks like homes in Cape Coral, Florida are selling again! You can sell your Cape Coral if you follow these 3 steps. 1. The Price The worth of your home is exactly what someone is willing to pay for it. I know that sounds harsh but it’s true. The price has nothing to do with what you paid for the home or what you want to get. The listing price should be an estimate, within 5% of the presumed selling price. That listing price will get potential buyers in the door. Today’s (0 comments)

After reading about a local story about a soldier's family, victims of a (another) short sale gone bad. I wish they were better informed. Did you know that properties listed as a short sale are over 30% of the Cape Coral, Fort Myers, and Lehigh Acres MLS area? Buyers are attracted to short sales because they THINK they're getting a good deal. A potential buyer finds home online or by making sign calls listed for a price that is TOO LOW for a home in that neighborhood. They are really excited and want to jump all over it. They're getting a DEAL! (0 comments)

cape coral: How to Actually Buy a Short Sale Property!
- 01/19/08 05:04 AM
How to Actually Buy a Short Sale Property!Great! After having avoided taking short sale listings I finally ended up with one I couldn't turn down. As far as short sale listings go, it's a good one. The only lender, who is wide and starts with a C, has told me I have an 80% per cent of getting it through. Wow. Why they want to play games instead of giving me a number, I don't know. It's the lenders money so they make the rules. Wide should realize I'm on their side and if they have to foreclose it's going to (1 comments)

Bank Foreclosures - Increase Your Chances of Buying that BargainMost of what you read today about bank foreclosures claims that the abundance of inventory is so over loaded that the buyer is destined to get a bargain. You need to be educated about area values and renovation costs. The banks do their homework and you have to do yours.Hire a Realtor that knows the foreclosure market and make an intelligent bid. Cape Coral, Lehigh Acres, Fort Myers Properties Would you believe in our area of Cape Coral, Lehigh Acres, Fort Myers there are property owners collecting rent as they are foreclosing on the property. The tenants have paid a security deposit, maybe a pet deposit and last months rent. The default landlord has pocketed these fees and the rent money. When the lender takes the property back the tenant is simple evicted, no fees returned. I know the landlord has no right to this money or the rent if they are in deficiency. This can't be legal.
