I received a call yesterday from a prospect who wanted to list his condo for sale. After asking all my questions I proceeded to do the research but could not find a trace of his transaction in the MLS.
I called him back to find out how he bought it in 2006. He proceeded to explain that him and his wife enjoyed walking by the beach and "befriended" the seller. Either we are getting older and more sensitive to heat and cold or this winter is really one of the worse.
Either way we have experienced and expect some more cold fronts to blast us with unusually chilly weather.
At least we have no snow storms to worry about and mostly sunny skies to enjoy.
This cold but sunny weather has not stopped our seasonal residents from coming down to escape the bitter winter ahead for the northern States.

In the high end market many sellers are cautious and specifically ask that no "For Sale" sign be placed on the property. Their concerns primarily include:
- security: some people see a for sale sign as an open invitation to trespass and walk around the property, especially if the property appears unoccupied
- privacy: they don't want the neighbors and passers-by to know and fuel speculations as to the motivations for selling

If you are looking to buy, I am sorry to say that the inventory is low and the selection is slim. Many overpriced and unattractive homes and condos are lingering on the market.
The numbers show a buyer's market on paper because of the higher number of units available compared to units sold. In the field, the reality is different and there are a lot of stale listings with unrealistic sellers and agents.

Most sellers have self serving reasons to price their properties high: they need the money to buy something else or invest, their "real estate expert" friend told them it was worth $$$, the home was worth $$$ in 2004-2005, they spent lots of $$$ renovating, they bought it for $$$ in 2004-2006, and the big one, they owe $$$ on it.

The specific market I cover spans the coastal area between Palm Beach to the north, to South Beach to the south.
What we have seen is a general uptick in showing activity and more agressive buyers trying to get a deal prior to our winter season. Many are looking for those elusive short sales and scarce foreclosures.
Most of the properties are still overpriced. Getting a deal in this market means working with an agent who knows how to "sniff a deal" out of the pile of overpriced ones.
