If you are looking to buy, I am sorry to say that the inventory is low and the selection is slim. Many overpriced and unattractive homes and condos are lingering on the market.
The numbers show a buyer's market on paper because of the higher number of units available compared to units sold. In the field, the reality is different and there are a lot of stale listings with unrealistic sellers and agents.

Most sellers have self serving reasons to price their properties high: they need the money to buy something else or invest, their "real estate expert" friend told them it was worth $$$, the home was worth $$$ in 2004-2005, they spent lots of $$$ renovating, they bought it for $$$ in 2004-2006, and the big one, they owe $$$ on it.
It is important to realize as a seller that all these reasons are irrelevant to the buyers. Today, and thanks to the internet, buyers do their homework and work with good agents.
