Area A, (Shelton, Arcadia, Kamilche) recorded sales counts of 20 closed sales totaling $2,468,131. Area B, (Hartstene/Agate area) placed 5 sales on the board in the amount of  $942,900. Area C, (Belfair, Allyn, Grapeview) reported 11 sales totaling $2,423,650 Area D, (Hoodsport/Union) posted 7 sales for the period in the amount of $810,400

According to U.S.News and World Reports the next hot market will be right here in Washington State. Actually in Mason County's back yard. The Bremerton, Silverdale area of Kitsap County is expected to pick up and Realtors are already seeing positive signs.
Moody's Economy.com expects home prices in the Bremerton/Silverdale area to increase by an average of 5.2 percent annually from the fourth quarter of 2008 through the same period of 2018.

(Note: The month of January 2010 is a much better start from January 2009. It appears that Mason County real estate is showing signs of improvement.)

"Smile, you're on surveillance camera" is the brand new sign at the end of a brand new gravel driveway for an area elderly couple who has been plagued by burglary recently.
 
Some 75 Community volunteers turned out at the elderly couple's home this past weekend to help clean up and install security protection throughout the property.
 
Mason County Sheriff's Deputy Brad Trout and his partner Trevor Clark spearheaded the activity along with volunteers from Fire District 2, the North Mason Chamber of Commerce, the Washington State Patrol, and Local Boy Scouts, area Church groups, service club and others.

Area A, (Shelton, Arcadia, Kamilche) recorded sales counts of 12 closed sales totaling $2,617,268. Area B, (Hartstene/Agate area) placed 7 sales on the board in the amount of  $3,794,500. Area C, (Belfair, Allyn, Grapeview) reported 15 sales totaling $2,054,132. Area D, (Hoodsport/Union) showed only 4 sales for the period in the amount of $601,900.

Do think it is important for Real Estate Agents and Offices to know where their real estate buyers are coming from? Answer is obviously "Yes" and for numerous reasons. However, that's subject for another time.
Many home sellers, in our market, believe that most of the real estate buyers come to our region from Metropolitan areas like Seattle, Tacoma or from States like California.
But they might be surprised by the actual data.
In 2009 there have been 864 sales in the Mason County, Washington Real Estate Market.

The Real Estate sales report for Mason County, Wa.for the period of Oct 16 through Oct 31, 2009 reports 51 Total Closed Sales in the amount of $7,256,241.
 
Area A, (Shelton, Arcadia, Kamilche) and Area D, (Hoodsport/Union) both had a sales count of 16 closed sales. Area A totaled $2,173,491 in sales and Area D came in at   $2,331,500 in total real estate sales. Meanwhile Area B,(Hartstene/Agate area) the sales were continue to improve with a reported 13 closed sales in the amount of $1,463,750. Area C, (Belfair, Allyn, Grapeview), dropped a bit with 12 sales totaling $1,287,500.

Mason County Real Estate Market Report for July16 through July 31 2009 reports 70 Total Closed Sales in the amount of $12,993,555. The Shelton district lead the sales count with 24 closed sales in the amount of $4,117,221 followed by the north end of the county with 23 sales totaling $4,512,484. On the Westside of the County in Hoodsport and Union 12 sales closed in the  amount of $2,452,900. Hartstene/Agate area posted 11 closed sales in the amount of $1,910,950.

There was a Mason County Public Hospital district public meeting last night, June 30, at the Lakeland Village Community Club.
The meeting was hosted by the Allyn Community Association. The turnout was nearly standing room only. Officials from Hospital Districts 1 & 2 spoke about their districts and answered questions from the audience.
 
The main reason for this public meeting was about a proposed redrawing of the District Boundaries. The National Association of Realtors recently reported that pending sales haveshown steady improvement over the last three consecutive months.  
According to Lawrence Yun, NAR chief economist, buyers are responding to current marketconditions. "Housing affordability conditions have been at historic highs, butnow the $8,000 first-time buyer tax credit is beginning to impact the market,"he said. Today is Real Estate Statistic sharing day. I know there are some of you out there who love real estate statistics. About every two weeks I post real estate stats for our area. Our area is Mason County in the state of Washington. We are nationally recognized as "the Gateway to the Olympic National park"and also known for our Hood Canal recreation lifestyle.
The Mason County real estate sales statistics for May 16 through May 31, 2009 posted 51 total sales in the amount of $10,131,995. Single family resales on less than 5 acres accounted for 30 of the 51 sales.

Mason County, Washington had 813 homes for sale during the month of May 2009 compared to the 928 homes that were for sale in the same month one year before. The month of May 09 also posted 52 single family homes sales, while May of 08 produced 76 sales that is a percentage change of -31.6%.
 
Pending sales for the month of May was only off by -5.8% from a year ago. May 09 had reported 65 pending sales compared to 69 pending in May of 08.

Single Family Resale's on less than 5 acres totaled 24 Sales. Land sold with a mobile recorded 6 sales, 5 sales of Platted Lots, 5 Short Plats and 1 Unplatted parcel. There were no sales of New Single Family, Single Family Resale's on more than 5 acres, Multi-family, Commercial or Condominiums.

According to Foreclosure.com, as of this post, there were 2,265,402 Foreclosure listings Nationwide.
The State of Washington, at the time of this article, has recorded 7,187 Pre-foreclosures, 1,530 Sheriffs Sales, 8,406 Foreclosures and 4,131 Bankruptcies.
Mason County, Washington, which I might point out is usually one year behind our large metropiltan areas, posted 46 Pre-foreclosures, 10 Sheriffs Sales, 92 Foreclosures and 34 Bankruptcies.
In zip code 98528 there were 6 Pre-foreclosures, 2 Sheriffs Sales, 20 Foreclosures and 4 Bankruptcies. The Foreclosure Stats for area 98524 recorded 5 Pre-foreclosures, 1 Sheriffs Sale, 5 Foreclosure and 2 Bankruptcies.

The Mason County Real Estate Sales for January 1 through January 15, 2009 appear to be a little dismal after a stormy and snowy December.
 
The total number of Real Estate sold for the entire County was 19 in the amount of $3,090,200. Of the 19 sold only 5 were single family resales on less than 5 acres. Of the 5 homes sold, 4 sold in the Shelton area and 1 in the Hartstene Island, Agate area. There were no home sales in the North end of the County or in the Hoodsport, Union area.

Living in the Northwest gives us ample opportunities to enjoy the still of the night.
The stars seem brighter, our nights are quiet with the exception of an owls timing- resounding their curiosity through the bare branches and thicket of a forest on notice.
The clouds hide the moon, only to filter the essence of light onto the still ponds reflecting their dreams.
The fish swim, and the the water rushes away as they guard the resting fowl.

If you are one those friendly AR people who have read any my posts, you might have noticed that I primarily write about what it is like to live in Mason County Washington. This is the County and State where I work, play and make my home.
Mason County in the State of Washington is bordered to the Southwest by Grays Harbor County. This past January weekend, my wife and I took my wife's cute little Marble White Miata for a cruise to Westport, a coastal community on the Washington Coast of Grays Harbor County.
