buyers: Ocwen REO Listing with no agent!! - 02/25/09 07:22 AM
I was gathering a list of properties to show to my new client yesterday and stumbled upon an Ocwen REO.  The listing broker is listed as Realty Outsourcing Solutions Inc and the office number for the listing office is a 1 800 number.
I called to inquire if there were any offers in on the property and to find out more about the repairs mentioned in the listing remarks.
I called the number and got someone from India.  I could barely understand him.  And the it was extremely frustrating and slow with the whole decorum and polite small talk these telemarketers … (32 comments)

buyers: Dear Buyer for $250K - 02/12/08 02:01 PM
Dear Buyer:
I know you have been just as excited as I am about how prices have come down into "affordable" range in Temecula Valley.  Did you get your pre-qualification completed with the lender?  I'm touching base to see if we are still on to look at property this weekend.  Better yet, can you take a day off during the week so we can look at homes?  Retail prices are on the weekend and wholesale prices during the week.  This is because most buyers are out on the weekends and your offer gets stacked on top of everyone else's.  And more than likely you're … (0 comments)

buyers: Interesting Scenario Representing Buyers with Covert Agent Seller Conclusion!! - 02/04/08 02:56 PM
I certainly hope the commercial break didn't make you wait too long for the conclusion of this story.......
You'll find the protanganist buyers agent, sitting at her desk on Monday morning after showing the estate property which had recently been reduced by a drastic $1M.  She is looking at her computer screen when she gets a call from the husband/seller who never really clarified if he was an agent, but with whom she had all contact verbally and in person.
The phone rings and the husband/seller is on the phone. He wants to follow up and see if an offer is going … (7 comments)

buyers: Interesting Scenario Representing Buyers with Covert Agent Seller Continued.... - 01/26/08 06:36 AM
Scene:  The late January day is starting to quickly fade into the sunset. I am standing with the seller in the front courtyard as we see my clients and their twin 10 year olds pull up into the driveway.  I am happy that the tour the seller gave is over and now I can show the property to my clients.
Immediately I can tell the husband is infatuated with the property.  He has a big smile on his face and is imagining how he would feel like a king in a castle arriving home to the estate.  The wife is giving … (0 comments)

buyers: Interesting Scenario Representing Buyers with Covert Agent Seller - 01/23/08 01:58 PM
I'm curious to see if anyone responds back to this situation, but if no one does I am happy to write this post for my own piece of mind because it will give me time to process this scenario again.
Okay, so if this were a television drama you would cut to a scene of me as the Realtor checking my email noticing an advertisement email about a property in De Luz that had recently been reduced by $1M.  In any area that is a huge reduction.  The price originally was $2.4M and was now reduced to $1.295M.  The home was on … (0 comments)

buyers: When its time to buy...be READY! - 01/15/08 02:49 AM
I just finished talking with a colleague who recently lost a second potential home for a buyer because they didn't write the offer quick enough.  What?  You thought this was a buyer's market?  Well, with only about 3% of the homes listed for sale selling, yes, it is.  But there are only a limited number of great deals out there.  You know the ones that I am talking about - the super killer price well below market with either all the bells and whistles or upgrades you can imagine.  Usually not a serious fixer.
But wait, you still need to get pre-qualified … (5 comments)
