river vale real estate: Thanks for the Memories;A Pascack Valley Real Estate Update from Susan Laskin - 10/18/07 03:41 PM
Rubbing Shoulders with Clients in the Pascack Valley
It never ceases to amaze me at what a small world we live in.  Just when I'm settling into working with new clients, we begin to play Pascack Valley Geography, and I find that either we have mutual friends, or their kids went to school with my kids, or we all spent a summer together, or we have lived in the same town for twenty some odd years.  It is indeed amazing how much many of us have in common.
So after we find our commonalities, we then realize that most of us have … (0 comments)

                                                              PERSISTENCE..PROMOTING THE POSSIBLE
As I watched "The Donald" last night on television, I could not help but feel the depth of knowledge and experience in Real Estate this man emminated.  His grandeous manner aside, Donald Trump lives, eats and breaths Real Estate, and has his hand on the pulse of what is happening in today's market.
One very important point he made was that persistance is the key to success in our business. This is so true.  When we as Realtors are confronted with the continual obsticles we have to endure, the successful Realtor will rise to the occasion and persist until a … (0 comments)

river vale real estate: Is the Market Up or Down in the Pascack Valley? A Real Estate Update from Susan Laskin - 10/17/07 02:04 PM
Light at the end of the Tunnel in  the Pascack Valley Real Estate Market
As a Realtor one of my passtimes is to continually monitor which homes are going Under Contract, which homes are being reduced, and which new listings look particularly enticing for my buyers.  This is a constant watch, since what happens daily will affect the market value of homes currently on the market, homes coming on the market, and what will determine value during negotiations of contracts I will be writing for my clients.
It does appear that many homes are going under contract.  What is also very interesting is that … (0 comments)

Persistance is a State of Mind: How to Succeed in a Down Market
I am sitting here on my sofa, after a very busy day, watching Donald Trump on T.V., who just said that persistance is a state of mind.  He is so very correct.  Our job as Realtors is to be continually persistant.
Here is my day, today, in what is what is a supposed down market:
Up and at the computer at 7 A.M., to enter the beautiful listing I took at  8 P.M. last night.
Faxed an offer to a Broker on a Contract I wrote last night at 7 P.M.

river vale real estate: Tips for Homeowners: A Pascack Valley Real Estate Update from Susan Laskin - 10/15/07 01:53 PM
A Word to the Wise Homeowner
Some wonderful and inexpensive insurance policies are currently available by many public utility companies which can often save homeowners thousands of dollars in catastrophic situations. I, as a homeowner and a Realtor, have availed myself of some of these programs, and have been grateful for the results.
1.  Coverage for your furnace.  This is often covered in an inexpensive program.  Call your local utility company for information. In the Pascack Valley, many homes are covered by PSEG, which offers this program.
2.  Exterior Water Line Coverage.  Should one of the pipes in your front lawn burst, … (0 comments)

Selling a Home with an Oil Tank?? Dilemma or Non Issue?
Many homeowners who have homes with oil heat or which formerly had oil heat are now being confronted with what to do when they put their homes on the market.  First and foremost is answering the first question; where is the oil tank?  If it is currently in your basement, sigh a breath of relief.  Odds are that there are no issues with leakage.  However, if you have an oil tank in the ground, whether it is currently in use or not, it will have to be tested to see if … (0 comments)

Client Focused Real Estate - Understanding & Accomplishing Our Clients' Goals
The most important goal a Realtor can achieve is to serve as a SOURCE for Real Estate for our clients. In order to be able to accomplish this, we as Realtors must continually educate ourselves on numerous levels;
First and foremost, we must become exceedingly knowledgeable about the local Real Estate Market, pricing, location, local issues, environmental concerns, schools, transportation, and the general state of the local economy.  This is valuable information which will be invaluable to our clients in the sale or purchase of a home.
Second, we must be able … (0 comments)

river vale real estate: Pascack Valley Open Houses..Trick or Treat? A Pascack Valley Real Estate Update from Susan Laskin - 10/10/07 02:58 PM
Are Pascack Valley Open Houses Productive for the Seller?
An interesting article in today's Bergen Record, dated October 10,2007, discusses the pros and cons of having an Open House.  In this Realtor's opinion, well timed Open Houses can definitely help in the marketing process.  For a newly listed property, there is an opportunity to have a "Grand Opening" for the public, where they can visit the home without having to make an appointment.  Often, if there are limited numbers of showings, an Open House can make the home more accessible to buyers who might not have thought of seeing this particular … (2 comments)

river vale real estate: Call to Action:NJ Homeowners Should Oppose Pending Transfer Tax Legislation:A Pascack Valley Real Estate Update from Susan Laskin - 10/09/07 01:51 PM
Local Municipalities Could Charge A Separate Transfer Tax
Further explanation from yesterday's blog.  As many are aware, every time a homeowner in New Jersey sells a home, they are required by the State of New Jersey to pay a Real Estate Transfer Tax, which is tied to the sales price of the home, and is often many thousands of dollars.
Now, there is pending legislation at hand which would give each of the local municipalities the ability to further tax the homeowner for the sale of his/her home on the local level.
Homeowners in New Jersey must rally and sign petitions, and contact … (0 comments)

Incredible Pascack Valley Open House Activity on Sunday, October 7 2007
Like a blast from the past, an incredible numbers of buyers were out searching for a home on Sunday October, 7 2007.  I was at 85 OToole Street in Westwood, where 15 groups of buyers flocked to see a new home which had just come on the market.
If I had been paying attention to the gloom and doom of the newspapers, I would have expected to be able to watch some T.V., read a book, and meet one or two less than motivated buyers. Instead, there was indeed a deluge … (0 comments)

Potential Increase in NJ Real Estate Transfer Tax: Local Municipalities Could Create A Local Transfer Tax
New Jersey Homeowners may soon be financially impacted by our State Legislature, which is currently considering legislation which will allow local municipalities to create their own Real Estate Transfer Tax.  This will create a vehicle by which individual towns will be able to tax homeowners upon the sale of their home, in addition to the current tax imposed by the State of New Jersey.  As we have seen, the current state tax has more than doubled in the past few years.  This potential additional tax will … (0 comments)

Sunday Open Houses in the Pascack Valley
In what has been perceived by many as a down market, I held an Open House on one of my listings.  I decided to try an experiment, and not put out any Open House signs, except for the sign directly in front of the home.  In fact, the homeowner realized this after having left the home, and called me to ask if I had forgotten to place any signs.  I responded by telling her that I wanted to see how many buyers would come from my internet ads and ads in the local newspapers.

Up, Down, Or Does Opportunity Knock?
Newspaper articles of late have been addressing the so called "buyer's market", while singing the proverbial doom and gloom of the Real Estate Market.  Indeed, the market has adjusted, and prices are down from where they were a year ago.  However, there are numerous buyers in the Pascack Valley who have decided that prices are excellent, as is indicated by a few bidding wars I have seen in the past week.  Since prices have declined, we have seen some excellent values in the towns of River Vale, Hillsdale, Woodcliff Lake, Westwood, Montvale, Park Ridge, The Township … (0 comments)
