buyers: Showing houses... one at a time! - 06/20/23 09:09 AM
This market in Chester and Delaware Counties is brutal. One listing a day comes up for each buyer I am working with.  20 million buyers for each listing.  Yes... I know, I'm exaggerating but seriously, this is hard work.  Writing offers, giving the best possible price, conditions, and terms and still losing out.  It's crushing for buyer clients.
I'm not sure what is worse, spending the day showing 10 to 12 houses to a single buyer or being on call 24/7 in case a house comes up for everyone you are working with.  For the past 3 years, I have been reluctant … (4 comments)

buyers: What's the Word Wednesday? Prize - 06/20/18 08:13 AM
I recently presented an offer to a listing agent that was below the seller's asking price.  It was a good offer, based on recent sales and even in this brutal seller's market, it was a fair offer.  The seller countered, we countered back and in my comments to the buyer's agent, I said this is a fair offer, actually over what I felt it was worth, and that since we had a buyer that wanted to buy the house and a seller that presumably wanted to sell, I couldn't understand why we weren't heading to a fully executed agreement.

The real estate market is alternately good, or bad, depending on whether you are buying or selling in any given year.  We are coming out of what anyone would call a bad market.  We entered the bad market, it seems, overnight, and just that quickly, it's turned around in some parts of Delaware and Chester Counties.  During the down market, if anyone asked how the market was, I could be snarky and say "it depends, are you buying or selling?  If you’re buying, it's a great market."

buyers: Thankful Thursday, 8/20 - 08/20/09 08:43 AM
First of all, this post has to be lead by the fact that I am thankful it is 8/20.  I spent all day yesterday thinking it was 8/20, and now I am grateful to have the day back!  I get to stay 49 one extra day!  I closed two buyers this week and they are both very happy with the homes we found.  I am very grateful to have had the opportunity to work with them and get to know them.  Great people, both sets of buyers.  I have a friend who commented the other day that I always think my … (23 comments)
