I recently presented an offer to a listing agent that was below the seller's asking price.  It was a good offer, based on recent sales and even in this brutal seller's market, it was a fair offer.  The seller countered, we countered back and in my comments to the buyer's agent, I said this is a fair offer, actually over what I felt it was worth, and that since we had a buyer that wanted to buy the house and a seller that presumably wanted to sell, I couldn't understand why we weren't heading to a fully executed agreement.

I was out looking at new construction with a client today.  A smart client.  She was on a waiting list to be one of the first to preview a new local job site and the first thing she did upon getting notification of an appointment was to contact me to make sure I could be there.  While we were there, she had questions.  I had more.  At one point, the site agent commented that I was asking good questions.  The buyer smiled and said "that's why Susan is here".

We all get these calls from time to time.  An uninformed buyer called me today and asked me about a listing that wasn't listed with my company.  Thanks to Broker Reciprocity all area listings are on all agents' websites.  I have no problem showing other company's listings, this is the name of the game in real estate.  What I won't do is show a property to a buyer who has already seen it with another agent.
