chester county: March weather... pffftt!

Last week I took this photo in my garden in short sleeves. It was about 70 degrees.
March is supposed to come in like a lion and go out like a lamb but someone forgot to remind Mother Nature because it is faaarrreeeeeezing in West Chester today.
And, these lovely flowers are covered with snow.
And we are expecting, and I'm hoping they are wrong, a lot of snow next week.

This may seem like a small thing to be thankful for, but I found a plumber! You see, I had a dear plumber, and he passed away last year way too young, and while I've needed a few little things done, I kept putting them off because it made me sad to think that Dan Moore was no longer here. Dan was my son Mike's t-ball coach many, many years ago and had been my plumber ever since. chester county: What are the Utility Costs on this listing?

I recently got an email from another real estate agent requesting current utility costs for the home her buyer was interested in. The listing in question is vacant and any utility cost will be totally irrelevant.
In my opinion, asking about utility costs at all, whether or not the home is vacant, is irrelevant. What one person considers warm or cold as far as heating and cooling is totally different than what you, as a consumer, thinks is warm or cold. I don't know about your home, but my backyard is almost unbearable to walk around in these days. It's been a wet year and while mosquitos love me every year, this year has been brutal. chester county: There are structurally deficient bridges in Chester County?

I saw an article today in the Daily Local News about our area bridges. There are currently 36 bridges deemed structurally deficient in the county and they will now either have weight restrictions places on them or have their current limits lowered within the year. This will, according to the article, be the first time any such restrictions have been placed on local bridges.
This action is supposed to minimize wear and tear and extend the life of the bridges. With funds tight, authorities are hoping to slow down the deterioration.

All too soon, the summer nights are starting to get shorter. We are in the middle of unseasonably cool August weather, there's a hint of autumn in the air and in a few short weeks, school starts again in Chester County. The West Chester Area School District starts on my birthday, September 3. Downingtown Area Schools, I believe, start the week before!

Come to DOWNTOWN WEST CHESTER on 9/16/12, noon through 5:30 PM and enjoy a taste of some of the best food our area has to offer. The festival is expanding this year and spilling over from High and Gay Streets, onto Darlington and Market Street! This is a free event. The rain date is 9/23 but I'm hoping for wonderful weather.

I often write about this lovely over 55 community in East Goshen Township. Hershey's Mill consists of many different villages, varying sized homes, prices and amenities. What all the homes and villages share is the fantastic landscaping and views throughout. One of my all time favorite spots in Hershey's Mill is right here. In every season, this spot makes me want to pull over, and just sit in peaceful silence.

East Goshen is not considered rural. It's not considered country. But the first week in August always bring a little of rural Chester County to East Goshen with the Goshen Country Fair!

It's been a very mild winter and a lovely spring so far in Chester County and it got me thinking that the mild weather has gotten many buyers out looking earlier than usual this year. The statistics do not lie.
As of this morning, there are 178 settled properties in the West Chester Area School District since January 1. Prices of the homes that have gone to closing range from $90,000 to $850,000.
There is even more good news. Pending sales in the district are a whopping 150 homes with prices ranging from $113,900 to $1,017,549.

If you do not put a price range in your search, or if you did as I did and go from $0 to $10,000,000, you will see that there are 3817 listings currently for sale in Chester County. Yikes! In any give price range, there are lots of really great houses to choose from with really great interest rates still to be had for folks who have good credit.
Unbelievably, there are 632 homes for sale between $100,000 and $200,000!

Last night my husband Jack and I dragged my son Max, treated my son Max to some pizza and donuts at the Goshen Country Fair! The fair comes to East Goshen the first week of every August and I love it. Last night was the first opportunity I had to visit and we thought it would be fun if our sons accompanied us. Mike, our 22 year old already had plans, but we insisted the Max join us. It turns out it's not much fun insisting adolescents join you anywhere, but we made the best of it.
