selling your home: I know you love your home.... but we need to sell it! - 02/09/21 12:43 PM
As of this morning, there are only 38 single family homes for sale in the West Chester Area School District.  38. Out of a total of 75 homes that would include condos and townhomes.  Homes are going way over asking, in bidding wars where buyers are waiving inspections, appraisals, mortgage contingencies!   It's a great time to be a seller.
Prices range from $310,000 to $2,450,000.  If you're curious about the home that's listed at $2,450,000, you can check it out here.
If you're curious about homes at any price in the West Chester area, sent me a quick email and I'm happy to … (5 comments)

selling your home: Is selling your home right now a mistake? - 03/25/19 08:09 AM
I just wrote a post about this at my website, ChesterCountyPreferredHomes.com.
These are questions to ask yourself and your trusted real estate agent.  I go into details there but some people are afraid to list because they wonder if by waiting, their home will increase in value.  That's a possibility.  There's also the market crash of 2008 to think about.  There's no way to know and no crystal ball, unfortunately.
Another question is can you afford to buy now if you sell.  The best way to get the information is to ask a qualified mortgage lender to go over your finances.  That way, … (2 comments)

selling your home: What's the Word Wednesday? Window Treatments - 02/21/18 07:02 AM
A long time ago when I was a newer agent, I had a young couple looking for a home and they had a list of questions.  In my mind, the only stupid question is one that a person has but doesn't ask.  We all start somewhere and the only way to learn is to ask.  One of their questions, amusingly, was "what is a window treatment?"!  As an agent, I knew the answer, which is something that covers your windows.  As somewhat of a failure at actually covering my windows,  I have to admit that short of hiring someone to actually … (0 comments)

selling your home: What's the Word Wednesday? Simplicity - 02/07/18 10:26 AM

Simplicity.
Keeping your home simple makes it a pleasure to come home to.  Simple things like a pretty print that reminds you of a valued vacation.  A pillow that reminds you to smile.  Photographs of your favorite people.  When selling your home, a stager will instruct you to de-clutter.  They will suggest you hide what makes your house a home to you.  I agree with many things that stagers suggest but I do not ever recommend stripping the home of what makes it feel happy.  Simplicity is happiness in it's purest form.  Too much of anything looks cluttered.  Some things that make … (14 comments)

selling your home: Do Holiday Decorations Help or Harm When Selling your Home - 12/03/12 09:45 PM
December is a month of holidays.  No matter what holiday you celebrate, chances are there is some decorating involved.  The question of whether holiday decorations help or harm your chances of a successful sale was a topic in a Facebook group of real estate agents I participate in.  It's also the topic of today's Pennsylvania Association of Realtor's newsletter.
The Facebook group was almost unanimous in the "less is more" department.  Also important is a timely removal of the decorations come January!  Nothing is sadder than a Christmas tree in the living room in February!  One agent recommended being mindful of … (5 comments)

selling your home: Questions from Sellers before Listing their Home - 09/11/12 09:46 AM
Hmmmm....
There are so many questions to be answered when you decide to put your home on the market.
What is the value of your home? What steps need to be taken to get the exterior in the best possible shape for curb appeal? What staging needs to be done to have the interior win the beauty contest that most markets have become? What arrangements will you make for your beloved pets during showings? Where will you  store your valuables? Do you need a lockbox? Can you be home for showings? Do you have to take your family photos down and … (20 comments)

selling your home: Waste Not... Consider these options when cleaning out your clutter - 03/03/12 12:21 AM
I am in a Facebook group that is encouraging me to throw out, give away or somehow rid myself of all the extra things in my life that are cluttering my house and mind, one item per day.  As it turns out, the March 2012 issue of The Oprah Magazine is all about clearing the cutter out of your life.  In the magazine I learned that there are great websites to help you get rid of things while helping others such as:
Loved Twice.  According to the website they collect gently used baby clothing, sort them and distribute them through social … (22 comments)

selling your home: 4 Common Remodeling Mistakes - 04/20/11 10:21 AM
CNNMoney.com just published a great article detailing the four most common remodeling mistakes.
When remodeling, according to the article, you want to stay away from being too trendy.  Trends come and go (shag carpet, avocado appliances) and the fastest way to date a home is to update in 90's colors (rose and blue) and try to sell the home in 2011.   I think this is the best piece of advice anyone could give someone who was thinking of remodeling.  Paint is an easy fix, but there are certain things that will date a home that are more costly to replace. … (16 comments)

selling your home: Selling your home? The Nose Knows! - 03/20/11 11:46 AM

The nose knows.  When my first son was born, the hospital bathed him and washed his hair with Dove soap.  To this day, I buy Dove soap, the original scent, and every time I shower, I put the bar of soap to my nose and take a sniff.  It brings me right back to those early days, in the hospital, holding my son for the first time, his soft hair tickling my nose and the fragrance of Dove will be forever linked to that special time in my life.
Friday, my cousin Joe treated my cousin Donna and me to a … (71 comments)

selling your home: Selling Your Home? - 05/15/10 08:26 AM
If you are selling your home, there are some important steps that you shouldn't miss along the way.
The first thing you need to do is hire a professional.  They say the devil is in the details, well folks, real estate is nothing but details.  Hire a competent real estate agent who will guide you through the process.  He/she will not only market your property and give it exposure so it will sell, he/she will also hire a competent conveyancer when it does sell, that will ensure that your mortgage payoff figures are accurate, your taxes are paid, your trash and … (8 comments)
