alexandria homes for sale: You Can't Afford NOT To Prepare Your Home For Sale - 01/29/17 05:09 AM
Sharon is so very right;  the value of staging is priceless and often means not only a higher price, but a quicker sale and possibly multiple offers.  With the vast majority of buyers starting their search online these days, there are two things that are critical to getting your home noticed online:  staging and professional photographs (unless, of course, your agent is extremely proficient at photos).
Home Staging is one of the most misunderstood aspects of the home selling process.

Something that home stagers and real estate agents hear every day...
"There's no budget for home staging. "
"We can't … (6 comments)

alexandria homes for sale: We All Seem to Be Waiting - and Sometimes That is a Good Thing - 07/08/14 11:08 PM
I was reading Martha Brown's thoughtful post this morning,  "Interesting - We All Seem to be Waiting for Something"  and had the thought that those "waiting times" for me, at least, are some of my most productive moments.
If by productivity you mean taking advantage of every second to accomplish those short tasks that sometimes fall through the cracks.
Before I made a conscious effort to stop being the stereotypical Type A impatient personality that I was for so much of my professional life, I used to spend "waiting time" anxiously, ready to "get going."
Now, I'm the calm, cool, … (28 comments)

alexandria homes for sale: I Feel Like a First Time Home Buyer - 11/12/12 09:32 PM
My husband and I are getting ready to renovate our master bathroom.
It's a complete renovation - every single thing is coming out, walls are coming down and being moved.  The layout will be completely different, closets will be reconfigured, all windows replaced.
In other words, not a small or inexpensive job, although it certainly won't be featured on "Million Dollar Rooms" even if I am much closer to understanding how a bathroom could cost a million dollars.
The night after we met with the contractor and the designer, I could not sleep.  All of a sudden, it was decision time … (9 comments)

alexandria homes for sale: Wait! Before You Do Those Renovations... - 11/02/12 10:42 AM
...it may not be a bad idea to check with a real estate agent.
Huh?
But I'm redoing my kitchen/bathroom/landscaping/basement. Why would I call a real estate agent for THAT?
Well, let me tell you...there is nothing more heartbreaking for me - and I suspect many other agents, as well - than to walk into a Seller's home and see "unique" renovations that have obviously cost a great deal to make, yet are pretty much unsaleable in today's market.
Yes, I know, you LOVE that blue Corian countertop that coordinates so well with your blue, yellow and white curtains and the … (3 comments)

alexandria homes for sale: My Phone Rang Yesterday, So I Answered It - 01/13/12 09:54 AM
My Phone Rang Yesterday, So I Answered It
Yeah, duh, right?  Well, not so fast...
A gentleman called me yesterday, said he found me "on the internet," liked my profile and wanted to talk to me about selling his house.  We chatted for a while and set up a time to meet.
During our meeting, he proceeds to tell me how he had received a calendar every year from a local agent, so when he decided to put his house on the market, he called that agent first.  He left a message saying he had a few houses to sell and … (16 comments)

alexandria homes for sale: I Have a Bone to Pick with SELLING NEW YORK! - 11/14/11 05:30 AM
I Have a Bone to Pick with SELLING NEW YORK!
Okay, I admit it, I love the show SELLING NEW YORK.  Maybe it's because I had to stop watching "House Hunters" and "Property Virgins" because my dear husband tired of me yelling at the tv...if you have ever watched these shows, I am sure you know the cause of my angst.
Anyway, I have loved SELLING NEW YORK since its inception.  I don't know why, maybe it's the tiny little $1 million starter apartments that make me feel as if our ALEXANDRIA VA real estate market is quite the bargain by … (51 comments)

alexandria homes for sale: Technology IS "All That" but It is NOT Everything! - 10/06/11 05:44 AM
My good friend and "soul sister," Jennifer Allan-Hagedorn recently wrote a post entitled Aspiring Real Estate Agents - NO!  You Do NOT Need a Website (yet)! and it brought back a memory from a recent transaction in which I was involved.
The property was a bargain-basement priced condo and as expected, multiple offers came in.  I was thrilled - THRILLED - to receive an offer from an agent who had a dandy looking email signature, was clearly all about social media and who sent me an offer - get this - via DropBox.
My heart actually raced a little...the future had … (49 comments)

alexandria homes for sale: Go Back in Time at Old Town Alexandria's CARLYLE HOUSE - 08/02/10 05:46 AM
Located at 121 N. Fairfax Street (just off King Street, not far from the waterfront, in the heart of Old Town) is one of my favorite historic sites in Old Town Alexandria, CARLYLE HOUSE.  Built by Scottish merchant and later, first Overseer of Alexandria, John Carlyle was a prosperous local businessman married to Sarah Fairfax, from one of Virginia's most prominent families.
A couple of years ago, an out of town friend and I were strolling through Old Town when we stumbled across a reenactment of General Braddock's "Grand Assembly" of the five major colonial governors, whom he had summoned to Carlyle … (7 comments)

alexandria homes for sale: Welcome Home to Cameron Station - 07/31/10 05:01 PM
Quite often, I will get a call or an email asking for information on homes for sale in Cameron Station - and usually, the inquiry is from someone who lives not only outside the DC Metro area, but out of state.  Good news travels far and wide, apparently, about this very popular planned community in Alexandria, VA.
What makes Cameron Station so popular?
I'm not sure if it's the serene surroundings..with Ben Brenman Park bordering the east end of the community, with its lake, soccer field, tennis courts, fenced dog park, bike trails and seasonal Farmers Market...
...or, right in the heart of … (11 comments)

alexandria homes for sale: Pride Goeth Before the Fall - Don't Let Ego Trump Knowledge - 07/31/10 06:20 AM
When I went on my first check out dive after SCUBA training, my BIGGEST, nightmare-inducing fear was water getting in my mask because I wear contacts and I was terrified my mask would leak, I wouldn't be able to see and would get myself into a horrible, life threatening situation.  Well, it didn't happen the first dive.  Whew.  But it DID happen the second dive, I surfaced with my eyes closed, was swamped by a boat swell, swallowed a mouthful of sea water and started choking as the swells kept pushing me under.  All of this while I held my eyes … (19 comments)

alexandria homes for sale: Razrs and Tilts and iPhones....Oh, My! - 07/27/10 02:47 AM
So yesterday afternoon, I pick up my phone to return a call to a prospect who wants to talk about listing her house.  That's cool.  I like listings.  A lot.
I kept inputting the number, but the call won't go through.
Then, I look at WHAT I was inputting - you know that old saying about doing the same thing over and over and expecting a different outcome?  Yep.  That was me.
Some of the numbers of the keypad of my phone were sticking but I kept trying...and trying...and trying.
Noooooooo!  Not now!  Like most Mondays, this one had been unusually … (13 comments)

alexandria homes for sale: Alexandria VA Storm: Turning Lemons into Freshly Squeezed Lemonade - 07/26/10 05:28 AM
Last night, a pretty powerful storm rolled through the DC area, downing trees and knocking out power to hundreds of thousands of folks, as well as to businesses and traffic signals.  While it brought a little bit of much needed relief humidity-wise, the loss of power (and air conditioning) inconvenienced a number of people, many of whom sought shelter in local area hotels.
In Alexandria, the three Kimpton hotels (which still had power), Lorien Hotel & Spa, Hotel Monaco and Morrison House, did not hesitate to reach out to the community and offer a special "power outage" rate of just $99 at … (4 comments)
