Will this upgrade increase my home's resale value? I have read in Remodeling Magazine and other publications that a properly maintained and clean home is preferred over one that is upgraded, based on surveys.It seems easy to determine from anecdotal evidence that upkeep may be more important to buyers than upgrades. This isn't necessarily true for all buyers, of course, and all buyers want to buy a clean house with few necessary repairs. Please, Sellers, leave your home for showings and let the agent do the selling! After reading Hank Miller's post titled Your Kid is Obnoxious and Your Dog isn't Cute, talking about sellers who permit their kids and dogs to annoy visitors in the house for showings, I was reminded about some of my own experiences with sellers who don't understand how important is is for them to leave the house during showings and leave the marketing to the professional whose job it is to market their home. I work with a lot of buyers - both those buying for their own home and those buying for investment.They all want the same things. They want to buy a home at a fair price and with few problems, and they want an open plan with the kitchen open to family room or dining/living room.For awhile it seemed like everyone simply had to have granite countertops.
