calvert county real estate: The Appraisal and the Sales Contract - 06/07/23 03:18 PM
When there is financing for a contract, there will more than likely be an appraisal required by the lender. Contracts in 2020, 2021, and early 2022 may have had addenda where buyers agreed to make up the differences due to buyers agreeing to prices higher than asking should the home not appraise. These addenda are not as likely now due to shifts in the market due to increased interest rates which means that sellers must incorporate the possibility of whether the home will appraise into their strategy.
Among the questions sellers should be asking potential agents when listing their property, is how … (0 comments)

calvert county real estate: Virtual Staging as a Marketing Tool - 05/02/23 05:36 AM
Staging a home for sale is an important tool to increase buyer interest, greatly helping a buyer to visualize the house as their “home”. To totally stage a home may not be a possibility for some sales, but there are instances where virtual staging is a great option.
Virtually staging a home can be used to address situations where there may be a room, or a few rooms that are empty. Or perhaps, maybe there are rooms where the flexibility of how the room can be used should be promoted, such as bedroom or office. There are also sometimes rooms that really … (5 comments)

calvert county real estate: Termite and Pest Control and the Sale of Your Home - 02/13/23 01:25 PM
We recently found evidence of mice having a snack fest in our pantry which resulted in a call to our pest control professional.  When he came to assess the situation, he also checked for other potential pest issues and wouldn't you know it when checking outside for potential areas the mice were getting in found that there were some live termites when digging around the foundation. We know to look for tubes on the foundation and have monitored from that aspect. Fortunately there are no tubes and hence no termite damage to the house.
This revelation, however, got me to thinking about … (4 comments)

calvert county real estate: Navigating Rising Interest Rates - 11/14/22 04:50 AM
Today’s real estate market presents challenges having buyers and sellers relying on Realtors to help them navigate those changes in a way that will best help them to meet their real estate objectives. With rising interest rates, buyers question timing and their ability to purchase and sellers trying to determine how to achieve a sale with interest rates and other financial factors in flux.
There are several ways of looking at the impact of rising interest rates that provide a more positive way of looking at the market.
One of the insights that should be considered is the relationship of deals that were … (0 comments)

calvert county real estate: Point A to Point B - Being Ready to Sell and Buying Your Next Home - 05/13/21 09:18 AM
The past year has exposed major shifts in the real estate market with consumers considering moves with reasons for those moves being very different from previous years. In the past relocation for jobs, retirement, and being closer to family have been common reasons for moving. Those reasons are certainly relevant in this market, but in the past 14 months, living space desires have seen considerable changes, as well as working at home has revealed that “get-a-way” type properties are viable full time living options, and are major additional factors driving the real estate market. Continued low interest rates also have contributed … (0 comments)

calvert county real estate: Upgrades Among Pandemic Buyer Must Haves - 05/10/21 11:47 AM
The Pandemic has undeniably changed the real estate market in ways that no one anticipated affecting buyer preferences. With so many working from home and learning virtually in various combinations, the obvious result has been buyers wanting larger homes with spaces to accommodate the flexibility needed for that functionality. The popularity of open floor plans has shifted somewhat to more specific living, working, and learning spaces.

Interestingly, due to more time being spent at home, buyers are looking for luxuriously appointed areas of the home, kitchens and baths in particular. First, buyers seek the upgrades to make their lives more comfortable and … (1 comments)

calvert county real estate: Co-Signors and Gift Letters – Impact on the Real Estate Transaction - 02/01/19 03:26 PM
Co-Signors and Gift Letters – Impact on the Real Estate Transaction

Saving for a downpayment and closing costs is often very challenging for first time homebuyers. Income levels, as well as school loans, often affect a first time homebuyer’s ability to qualify for a mortgage, necessitating financial help with a home purchase. Depending on the loan program, buyers may be able to get assistance with their purchase if they have a co-signor or a gift.

The buyer who needs to have a gift or co-signor needs to realize that the lender will require documentation for the financial ability of the donor to make … (1 comments)

calvert county real estate: “Mind the Store – Don’t be Out of Stock”- CONSUMERS EXPECT IT - 01/28/18 09:31 AM
“Mind the Store – Don’t be Out of Stock”-CONSUMERS EXPECT IT - With consumers having busy schedules and ever changing and improving technology, shopping on the internet has had an increasing role with retail spaces having a hard time competing and being profitable.  Online “shopping” extends to real estate, with internet presence and SEO increasingly important. There are some that say the internet will take over the real estate selling and purchase process entirely. That’s a whole other discussion, but I want to look at an aspect of use of the internet that consumers, real estate agents, and retailers, for that … (0 comments)

calvert county real estate: Sellers Want to Know – Should I Wait Until Spring to Sell? - 11/01/17 11:30 AM
Sellers Want to Know – Should I Wait Until Spring to Sell? - Undeniably, the spring real estate market
traditionally is an active time to sell. Buyers many times are trying to time their purchase around vacations and school schedules, those factors influencing their home purchase timing.
Great, springtime - the buyers are out - however, so are the sellers.  Sellers can find themselves competing with a flood of new listings with buyers being very selective among those as to how properties meet their specific criteria. This can mean a lot of showings and not necessarily a quick sale.
Going into the summer months, … (0 comments)

calvert county real estate: Under Contract and Beyond - Inspections - 09/10/17 01:55 PM
Under Contract and Beyond - Inspections - Great - your listing is under contract! The road to contract has involved showings, possibly open houses, maybe some seller/agent discussions about the next step in marketing and getting your property sold - and more than likely discussion about options to respond and negotiate a contract.
But, there is now another whole process to get your contract to settlement..........
Your agent hopefully has provided advice on preparing your property, not only for buyer interest to generate a contract, but to ensure that you go through the property to address issues that may come up on the … (0 comments)

Picture, Picture-Very Telling about Southern Maryland, MD Real Estate - It's no secret that pictures and presentation are important on the internet. Buyers form impressions about a property immediately - good and bad, depending on the pictures, among other factors such as description or property detail. Pictures are important to marketing - we all know that. It's important to buyers, but also to sellers so they can determine if their property will be well presented and attract a buyer.
Pictures are important in other ways to the process, too - namely the lender and even the appraiser when doing research. When speaking with … (0 comments)
