Calvert County Affordability in Real Dollars.  With so much discussion about unprecedented affordability, it's easy to get caught up in "yes, 4.375% is a great rate", "yes, home prices have dropped to ________ (substitute local market year) levels". I think it's very important to look at affordability in real dollars.
The chart reflects how much house could be purchased when applying current Calvert County Affordability to prior years. For example, $285,534.03 is the 2009 equivalent of a home selling for $307,000 in 2010, which means $21,465.97 more home can be purchased in 2010. Calvert County Home Prices Improve - The September 2010 data confirms a gradual trend toward price improvement for Calvert County, MD. Cumulative average sales prices for 2010 were off over 30% since the peak prices of 2006 and off over 10% since year end 2009 in April. Data for May through September indicates over 5% improvement since the largest decline(-31.09%) from peak and since April's -10.31% decline from year end 2009. That improvement is also in a consistent range (-25.17- -26.53% since peak, -4.39 - -6.25% since year end 2009) reflecting stabilization and signs that point to the possibility that improvement can be sustained.

Using a sales price of $312,500 that runs in the range of recent Calvert County monthly averages and a loan amount of $250,000 (80% LTV for a conventional loan), the mortgage payment at 4.5% for 30 year fixed, with $3000 yearly taxes, and $600 year insurance, the payment is $1566.

If renting, the buyer continues to pay the landlord's mortgage - plain and simple - and continues to have nothing to show for that huge monthly outlay.
But the most important factor to consider - interest rates. If prices decline 5%  and rates increase by just .5%, the $1575 monthly payment  on $237,500 ($312,500 at a 5% decrease is $296,875, $237,500 is 80%) at 5% (vs. the $1566 4.5% on $250,000) will cost the buyer another $756 over … (0 comments)

Sellers typically try to get more (price increases) for their homes at the start of the spring market. With interest rates in the mid 4% range, it's pretty uncertain how long rates will stay at this level and bears a close look at what it means when rates increase AND if prices increase as well.

(Part One) I have heard this more times than I can count lately despite efforts to explain how home affordability is at record levels.  Now, I certainly understand situations where buyers may be concerned about job loss, as current unemployment rates are a very real and valid concern.  For those whose reasons are not driven by concern about job loss and have been or thinking about actively looking, I am going to "put the numbers to it" - they don't lie.

The Green Book. The Red Green Book. Let me explain. It started out as the Red Book. I worked for a Savings and Loan in the early 80's - yes, just as the wheels were coming off with that. At the time I worked as a secretary (are there even secretaries anymore?) for the chief financial officer. One of my daily duties - first thing every morning - was to put entries in the Red Green Book - deposit balances, etc. - that were then reviewed by the officers of the Savings and Loan.

Solomons, Maryland - Record heat continues. Quite a heat wave we are having here - close to 100 the past three days. It seems like I was just blogging about blizzards. Although 100 degree temperatures  at some point throughout the summer are not uncommon in Calvert County, I guess we were spoiled the last two summers by being spared this discomfort.
