As we approach the last month in the first half of 2023, here is a snapshot of Saint Mary's County Real Estate prices. There is positive news in Saint Mary's County pricing, with median prices reflecting increases. The median sales price is a particularly meaningful benchmark, as opposed to average sales prices, when considering that inventory is limited, but average sales prices in the county indicate stability.

January 2022-December 2022 median sales - $375,000

When there is financing for a contract, there will more than likely be an appraisal required by the lender. Contracts in 2020, 2021, and early 2022 may have had addenda where buyers agreed to make up the differences due to buyers agreeing to prices higher than asking should the home not appraise. These addenda are not as likely now due to shifts in the market due to increased interest rates which means that sellers must incorporate the possibility of whether the home will appraise into their strategy.

We recently found evidence of mice having a snack fest in our pantry which resulted in a call to our pest control professional.  When he came to assess the situation, he also checked for other potential pest issues and wouldn't you know it when checking outside for potential areas the mice were getting in found that there were some live termites when digging around the foundation. We know to look for tubes on the foundation and have monitored from that aspect. Fortunately there are no tubes and hence no termite damage to the house.

The 2016 median sales price for Calvert County is $286,500, vs. the 2015 median of $285,000 – improved .5%.  Properties are selling – the number of closed sales is up 16.4% in 2016 vs. 2015.
 
2017 is off to a good start with the number of closings up 33.3% January 2017 vs January 2016. The year to date median sales price for January 2017 is also up .5% vs January 2016.
