southern maryland real estate: What Active Rain and "100,000 Points" Means to the Real Estate Consumer - 09/13/11 02:24 PM
What Active Rain and "100,000 Points" Means to the Real Estate Consumer -The truth is - I don't know that "100,000 Active Rain points" mean much to the consumer per se. The points themselves are not transparent to the consumer, but the points are a result of the agent blogging on a fairly consistent basis and that that agent realizes that blogging benefits their clients. Blogging is another way to provide information about the local real estate market and to keep consumers engaged in the real estate market - in my case, in Calvert County, Saint Mary's County, and throughout Southern Maryland.
For me personally, I find that … (5 comments)

southern maryland real estate: When Realtors Work for Sellers Without a Listing Agreement - 04/17/11 09:31 AM
When Realtors Work for Sellers Without a Listing Agreement - For those who question the value Realtors bring to the table - whether they earn the commission they are paid or whether they are needed to facilitate a transaction at all, I ask that they think about this from a different perspective - the benefits of Realtors' efforts to homeowners to improve the overall local real estate market - for homes that are listed and not listed.
Anyone who has met with a Realtor regarding the possibility of listing their home has invariably been provided with information on how the agent will handle the actual listing … (0 comments)

southern maryland real estate: If You Can't Find Something Nice to Say...But When You Can...Part II - 02/21/10 11:27 PM
A large portion of my recent sales have been buyers relocating from markets that, to a large degree are in a state in much larger decline or struggling at best, to our market which to a large extent is a commuting market to the D.C./Baltimore metropolitan area and, although not exactly on the road to any dramatic improvement, performing considerably better than many. When buyers are relocating, a major part of my job has been to help them achieve a comfort level as to the investment they are making in this market and overcoming the negative perceptions they are carrying with them … (0 comments)

southern maryland real estate: If You Can't Find Something Nice to Say...But When You Can... - 02/17/10 03:06 AM
If You Can't Find Something Nice to Say...But When You Can... Calvert County sales up 30.64%. There I said it - because it needs to be said. Respectfully, I understand that there are markets throughout the country that continue to struggle, but when confronted with numbers like this it forces us to look at our market locally. We are bombarded with negative news but have to overcome the perspectives that are pervasive in our daily dose. The final numbers for 2009 have been compiled and this is a stat to be reckoned with - a 30.64% increase in number of sales in Calvert … (1 comments)

southern maryland real estate: Could Igloos be the Latest Trend in Mid-Atlantic Housing? - 02/12/10 03:15 AM
Could Igloos be the Latest Trend in Mid-Atlantic Housing? If not, maybe they should be - and just think, low cost building materials and plenty of 'em. Good grief. There are areas that have up to five feet of snow on the ground after the February 6th and 10th blizzards in the D.C./Baltimore metropolitan area. This is an area where snowfall is typically measured in inches, not feet.

southern maryland real estate: Owners of Detached Single Family Homes Pay Condo Fees - 01/08/10 10:39 PM
Owners of detached single family homes pay condo fees, they just don't know it.
You say, "What?"
When buyers are considering a single family detached home purchase vs. a condominium purchase, one of the biggest objections for buyers is the monthly condo fee. For those considering a condominium purchase, they need to look at the condo fee differently.
The amenities offered by many condominium communities are services that owners of single family detached homes are paying for anyway. Those expenses really add up, the difference being they are not included in a lump sum in the mortgage payment.
Some of the more obvious … (3 comments)
