Plano median home price dropped from $327,000 in January 2017 to 323,500 in January 2018.  There is no home sold in the price range of $150k and under, and most homes sold are between $301k - $500k. Average days on the market is about a month for homes $300k and under, a little more than a month for homes between $301k - $500k and less than 3 months for homes  $501k and up.

McKinney is located in Collin County and is one of the cities in Dallas Metro that has been experiencing a tremendous growth.  Median home price jumped from $305, in November 2016 to a whopping $317,500 in November 2017, and number of homes sold increased from 239 in November 2016 to 276 in November 2017.  There is small percentage of homes $150k and under in McKinney but most are in the price range between $301k - $500k. Dallas County Housing Market Statistic as of November 2017 showed a strong housing market with Year to Date median sales price increasing more than 11% and closed sales increased 0.5%.  Median sales price increased 6.7% in November 2017 from November 2016, months supply of inventory stays the same at a little more than 2 months.

Collin County continues to be in a hot seller’s market. Year to date average sales price increases 6.5% and closed sales increases 4.5%.  Days on the market increases as well from 35 days in 2016 to 40 days in 2017.  Even with this 5 days increase, it is still very well in seller’s market. Months supply of inventory is still very low at 2.6.

Denton County Housing Market Statistic as of October 2017 showed that the housing market was softening a little bit.  While median sales price have increased a whopping 9% in October 2017 from October 2016, months supply of inventory and days on the market showed an increase of 50% and 18%, indicating that there were more homes on the market that stayed longer.  
Even with this softening, it is still a very hot sellers market.  Year to date, median sales price have increased 9.5% and days on the market increased 2.7%.

Median sales price in Collin County in October 2017 increased almost 6% compared to October 2016.  The market is showing a little bit of a slow down with days on the market increased to 47 days from 38 days and an increased in inventory and supply as well.  YTD Percent of original list price received dropped 0.6%.  Overall it is still a very healthy seller’s market with YTD median sales price increased of 8.4%.

Tarrant County continues to be a hot seller’s market.  Sales price continues to climb with median sales price of about $215,000 in September 2017 compared to $195,000 in September 2016.  This is about a 10% increase.  Year to date median sales price increased 12.2% and days on the market is about a month. Closed sales in September 2017 dropped about 2% compared to September 2016 but year to date closed sales increased more than 5%.

Plano just like many other cities in Collin County, Texas, shows a very strong seller’s market for second quarter 2017.  On average homes are sold 0.8% more than list price.  Median sales price leaped to $342,500 compared to $319,450 same period last year. 
Most homes in Plano are in the $300,000 - $500,000 range.  Inventory is less than 3 months for homes under  $750,000 and about 8 months for homes above $750,000.
