home buying: What Home Buyers Really Need to Know - 12/13/17 04:46 PM
In view of realized and expected labor market conditions and inflation, the Fed Committee decided to raise the target range for the federal funds rate from 1.25 to 1.5 percent.   It is also projected that the Fed Fund Rate will increase three more times in 2018.    The Fed Fund Rate is the short-term rate that banks borrow from each other overnight.   The Fed Fund Rate has an indirect correlation to Mortgage interest rates.  This increase was expected and the market had already priced in the increase over the past 30 days.

What does this mean to home buyers?     The average mortgage interest … (9 comments)

home buying: How much is the Down Payment? - 08/16/17 08:56 AM
I recently had a conversation with my first time home buyer client.  He really wants to purchase a home but it’s his understanding that he needs 20% down.  So he’s been saving (which is a good thing) and waiting to purchase a home.

The fact is you don’t need 20% down to purchase a home:
·       Conventional-  Minimum 3% (some lenders have specialty program) or 5% down
·       FHA- Minimum 3.5% down
·       USDA-  NO Down
·       VA-  NO Down

If you are considering purchasing or selling a home in Dallas Fort Worth area, I would love the opportunity to earn your business.

home buying: Benefits of Mortgage Insurance - 08/14/17 01:30 PM

A client recently told me that she absolutely hates PMI or MI and will avoid it at all cost even if it means she has to wait to purchase a home.  Here’s my thought, before you write off mortgage insurance, let’s look at how it may provide valuable opportunities and options to you as a homebuyer.

Increased buying power. Say you’ve saved $20,000. You can use that cash to put 20% down on a $100,000 home OR you could make a smaller down payment on a more expensive home (bigger and nicer) — for example, 10% down on a $200,000 home. … (5 comments)

home buying: Some Tips to Get Your Offer Accepted in a Multiple Offer Environment - 08/07/17 07:32 PM
1.            Make your offer as “clean” as possible. You may opt out in asking the seller to pay for your home warranty or closing costs or for their personal property for free (refrigerator, washer, dryer, etc.)

2.            Many buyers requested a 10 day option period. Consider shortening it  but make certain that you can get your inspection done quickly and still have enough time to negotiate repairs.

3.            I’ve seen buyers putting very little earnest money.  Put about 1% of sales price or if you are confident, put higher.  Show the seller that you’re financially strong and serious about buying the home.

4.            You … (5 comments)

home buying: Pre-Appraisal Cosmetic Checklist - What Home Sellers Can Do - 06/08/17 01:35 PM
It’s been a hot seller’s market in many areas in Dallas Fort Worth with buyers bidding on properties especially properties that are nice and ready to move in.  However, having said that, there are times that  homes aren’t appraising and this creates dilemma to both buyers and sellers.

Recent conversation with my lender reveals that there are things that sellers can do that may help avoid this situation by having a pre-appraisal cosmetic checklist:

1.          Prepare the home as if you are purchasing it again. There are things on the appraiser checklist that you cannot change, like the size … (2 comments)
