In view of realized and expected labor market conditions and inflation, the Fed Committee decided to raise the target range for the federal funds rate from 1.25 to 1.5 percent.   It is also projected that the Fed Fund Rate will increase three more times in 2018.    The Fed Fund Rate is the short-term rate that banks borrow from each other overnight.   The Fed Fund Rate has an indirect correlation to Mortgage interest rates.  This increase was expected and the market had already priced in the increase over the past 30 days.

I recently had a conversation with my first time home buyer client.  He really wants to purchase a home but it’s his understanding that he needs 20% down.  So he’s been saving (which is a good thing) and waiting to purchase a home. 
The fact is you don’t need 20% down to purchase a home:
·       Conventional-  Minimum 3% (some lenders have specialty program) or 5% down
·       FHA- Minimum 3.5% down
·       USDA-  NO Down
·       VA-  NO Down

A client recently told me that she absolutely hates PMI or MI and will avoid it at all cost even if it means she has to wait to purchase a home.  Here’s my thought, before you write off mortgage insurance, let’s look at how it may provide valuable opportunities and options to you as a homebuyer.

Plano just like many other cities in Collin County, Texas, shows a very strong seller’s market for second quarter 2017.  On average homes are sold 0.8% more than list price.  Median sales price leaped to $342,500 compared to $319,450 same period last year. 
Most homes in Plano are in the $300,000 - $500,000 range.  Inventory is less than 3 months for homes under  $750,000 and about 8 months for homes above $750,000.

home buying: Allen Homes - Second Quarter 2017 Statistic - 08/11/17 03:33 PM
Allen housing market for second quarter 2017 continuously shows a very strong seller's market.  On average homes are sold 0.5% more than list price.  Median sales price leaped to $340,000 compared to $317,000 same period last year. 
Inventory is less than 3 months for homes under $500,000, and 6 months for homes above $750,000. Most homes in Allen are in the $300,000 - $500,000 range.

home buying: Some Tips to Get Your Offer Accepted in a Multiple Offer Environment - 08/07/17 07:32 PM
1.            Make your offer as “clean” as possible. You may opt out in asking the seller to pay for your home warranty or closing costs or for their personal property for free (refrigerator, washer, dryer, etc.)
2.            Many buyers requested a 10 day option period. Consider shortening it  but make certain that you can get your inspection done quickly and still have enough time to negotiate repairs.
3.            I’ve seen buyers putting very little earnest money.  Put about 1% of sales price or if you are confident, put higher.  Show the seller that you’re financially strong and serious about buying the home.
