One of the most common misconceptions and generalizations when talking to a first time home buyer is that buying or purchasing a home is more expensive than renting. Well the answer is NO, not necessarily. Either way you are paying a mortgage, your mortgage or the landlord’s mortgage.  Landlords are investors and they are in the business to make money.  If the landlord’s monthly mortgage is higher than the monthly rent then there’s no point to be in business.  So if you are a first time homebuyer, don’t make any assumption that it will be more expensive to buy a home.  … (11 comments)

A client recently told me that she absolutely hates PMI or MI and will avoid it at all cost even if it means she has to wait to purchase a home.  Here’s my thought, before you write off mortgage insurance, let’s look at how it may provide valuable opportunities and options to you as a homebuyer.
 
Increased buying power. Say you’ve saved $20,000. You can use that cash to put 20% down on a $100,000 home OR you could make a smaller down payment on a more expensive home (bigger and nicer) — for example, 10% down on a $200,000 home. … (5 comments)

lender: IRS e-services will be down August 17 - August 21 - 08/13/17 05:20 PM
The IRS sent an announcement last week that due to a technology upgrade, numerous e-services will be down and will not be available between 8/17-8/21.  That means documents needed (i.e., Tax Return Transcripts needed by lenders; W2s Transcripts needed; Proof of IRS Payments made, etc) will not be available.   It is important to note that this may cause a back log which means that some closings may be delayed.  If you are a home buyer, please be proactive and be in communication with your lender.
