You've done everything right up to now. You saved up for a down payment, your credit is good, you've got your pre-approval letter in  hand, and you're ready to start looking at North County Homes For Sale.
But wait just a minute! Has your agent or your lender given you THE TALK? No, not that talk, I mean THE TALK about the Top 10 North County Buyer Don’ts.  These are the things  you shouldn't, mustn't, absolutely don't want to do once you've been pre-approved for a loan!Don't change jobs, quit your job, or become self-employed.  Your lender will call and verify your employment one more time before funding your loan.  No job=no loan.Don't buy or enter into a new lease on a car, truck, or van… unless you plan on living in it.Don't fall behind on credit card balances, use credit cards excessively, or make large payments on credit card balances.  Late payments and high balances will cause your credit score to drop, which can affect your interest rate.  Your lender will need to know where the money came from and you will have to provide a paper trail. And they may have been counting that money as your reserves.Don't spend the cash you set aside for your closing costs. This one doesn't need an explanation (I hope).Don't omit any debts or liabilities from your loan application.  Always be truthful,  your lender will find out about it sooner or later.Don’t buy furniture or appliances.  I don't care if it is ON SALE NOW!!!Don't originate any new credit inquires or instant credit approvals. See #6. That credit approval could lessen the amount of home loan you qualify for.Don't make any large cash deposits without checking with your lender.  That money is going to require a paper trail.  Granny will need to write a letter  stating the money is a gift and does not need to be repaid, and provide a bank statement to prove she has the money to give.  And if it's mattress money, it might need to sit and "season" for awhile before you can use it.Don't change bank accounts. Don't ask why, just don't do it.Don't co-sign a loan for anyone.  Your cousin Jimmy just got out of prison and needs a co-signer on his used car loan?  JUST SAY NO!
Doing any of these things can result in a delay in closing, reduce the amount of loan you qualify for, or completely destroy your chances of buying that home you've fallen in love with.  Communication with your North County Lender is key!  Make them aware of any possible changes to your financial situation or credit  immediately, so that they can figure out a way to work through it.

&lt;img src="https://activerain.com/image_store/uploads/4/7/2/3/2/ar135691111023274.jpg" style="float: right;margin:4px;"&gt;Instead of spending the day lying on the coach, a great way to start out 2013 is to go out and take a hike on New Year's Day. I am an avid hiker and enjoy starting out the new year at my favorite local hiking spot, Daley Ranch in Escondido.  And I am not alone, there are always lots of mountain bikers and families out hiking  on New Year's morning.
Last year, in an effort to get people across the country out of the house and into their state parks on New Year's Day, an organization called America's State Parks started First Day Hikes.  This year there are more than 600 hikes planned in all 50 states.  Other organizations such as the Sierra Club also have hikes and events planned across the country.
If your New Year's Resolution includes losing weight, getting healthy, or spending more time with your family, this is a perfect way to start. If you don't have any state parks or organized hikes near-by, just bundle up the family and get to a forest, mountain, desert, beach or trail near you and enjoy the beauty of nature on the first day of the New Year.

So you're selling your home.  You have found a Realtor® that knows your neighborhood, has a strong marketing plan, and a positive outlook for the sale of your home. The only problem is they've asked you to do all this work before putting your home on the market. They've asked you to take down the family photos and the kids paintings that hang on the refrigerator.  They want you to clear off the kitchen  counters and they even suggested (GASP!) that you might want to get a storage unit and put some of your furniture and all of the stuff from the garage in it.  And clean the yard and trim the trees…the list just keeps going.  They said you needed to do these things if you wanted to get top dollar for your house. Why should you have to do all this work? This is how you live and it should be good enough for anyone coming to see the house, right?  After all, you painted the house and remodeled the kitchen only about 5 years ago, isn't that enough to get you top dollar?
&lt;img src="https://activerain.com/image_store/uploads/4/8/0/2/6/ar135664900562084.jpg" style="float: right;margin:5px;"&gt;Probably not.  Let's take a little shopping trip and I'll explain why. First we're going to stop and look in the windows at Nordstrom.  We'll find that the windows are beautifully decorated and spotlessly clean. Walking inside we can see that the store is well lit, the floors are gleaming, the air is fragrant, and there is a piano playing somewhere in the distance. The most desirable fashions and shoes are highlighted in artful displays, the clothing racks are organized and neat and the sales associate is eager to help you to find what you are looking for. Nordstrom sells high quality merchandise and people love to shop there and are willing to pay top dollar for the items they buy.
&lt;img src="https://activerain.com/image_store/uploads/9/9/2/1/5/ar135664907451299.jpg" style="margin:5px;float: left;"&gt;Now let's go visit the local thrift shop. The window is packed with a hodgepodge of items, from china to lamps to dolls and shoes. And judging by the handprints and smudges, it's probably been quite a while since that window was washed.  Inside, the store is a bit dark and has that funky smell that either comes from all the old stuff in there or the brown indoor/outdoor carpeting on the floors. The shelves and countertops are overflowing with items and the clothing racks are organized by men, women, and kids. Good luck finding your size. You know when you go into the thrift store you're going to be there for quite a while, searching through the clothing racks to find something in your size, digging through trays of jewelry, or hunting through the framed pictures. And why do we do this?  Why do we search and dig and hunt through mountains of disorganized stuff?
&lt;img src="https://activerain.com/image_store/uploads/2/4/6/4/4/ar135664968944642.jpg" style="float: right;margin:5px;"&gt;Because we are looking for a bargain, we are looking for that diamond in the rough, a treasure at a rock-bottom price. Years ago, a friend of mine was thrift store shopping while on vacation and while picking through a jewelry tray found a ring that caught her eye. It was showy and a bit gaudy, but she thought it would be fun to wear and it only $10, so she bought it. When she got home, she took it to her local jeweler to have him look at it.  It turned out that this was a an antique wedding ring, with a 3 carat sapphire center stone and a 2 carat diamond on either side, all set in platinum and valued at $18,000! That's what we are all hoping to find when we shop in a thrift store, the bargain of a lifetime!
Now let's go back to your house. Park the car on the street, take off your rose colored glasses and look at the house as if you're seeing it for the first time.  How does your house present itself to you? Are the walkways and driveway clean and clear? Is your house hiding behind overgrown shrubs and trees? Are the remains of last summer's flowers still standing, withered and brown? Now go inside and walk through the entire house and garage and take notes on what you see. Are you highlighting your home's best features or are they hidden beneath piles of stuff?  Does the house smell clean and fresh or is there is lingering scent of something unpleasant? When you finish your walk-through ask yourself if your house presents itself as more of a Nordstrom experience or a thrift shop experience.  If it is more like a thrift shop and a buyer is going to have to dig and search to try to find the value in it, then be prepared to also have them bargain down the price.
Can you turn a thrift shop experience into a Nordstrom experience? Absolutely!  Your Realtor® should be able to give you suggestions and advice on how to improve the appearance and experience of your home. They know what sells and what adds value to a home in your area. You want your home to get a buyer's attention and draw them in at the street, then welcome them inside and make them never want to leave.  Those are the kind of buyers that are willing to pay top dollar for your house.

The San Diego Big Bay Balloon Parade is the prelude to the Holiday Bowl, which takes place this Thursday, Dec. 27, 2012. Billed as the biggest balloon parade in the country, the parade features marching  bands, floats, drill teams, and dozens of enormous inflatable balloons.
&lt;img src="https://activerain.com/image_store/uploads/4/8/7/8/8/ar135657359188784.jpg" style="float: left;margin:5px;"&gt;&lt;img src="https://activerain.com/image_store/uploads/2/5/6/0/0/ar135657407200652.jpg" style="float: right;margin:5px;"&gt;The day's festivities start of with the Weinerschnitzel Weiner Dog Finals and the parade starts at 10am on Harbor Dr. in front of the Country Administration Building. The route turns left on Ash St. and then right on Pacific Highway, ending  between E and G Streets.  After the parade, bring the family to the Big Bay Family Festival  held on the Broadway Pier.
An exciting game is expected at this year's Holiday Bowl between Baylor University (7-5) and UCLA (9-4). Kick-off is at 6:45pm Pacific at Qualcomm Stadium and will be televised on ESPN.

I have spent the last couple of days in a cookie baking frenzy. I have always loved baking Christmas cookies, and a couple of years ago I decided my cookies would make a perfect Christmas gift for my clients.  It's a welcomed and warm return visit to my past clients and a pleasant  surprise for my new clients and a chance to personally wish them all a Merry Christmas.
So now the cookies are packed in the Christmas tins, the bows are tied, the cards are written, I've donned my Santa's hat, my sled is loaded up and I'm ready to go.

I don’t  know where the time has gone.  I just realized Christmas is a week away and that means that Poinsettia Bowl 2012 is This Week in San Diego.  Playing in this year's game are the Brigham Young University  Cougars(7-5) and our hometown San Diego State University Aztecs(9-3).  Everyone is expecting an exciting game between these two long standing rivals.
The teams arrived at their hotels on Sunday, and yesterday they enjoyed a trip to Sea World and today, Dec. 18th, they visit the San Diego Zoo.
&lt;img src="https://activerain.com/image_store/uploads/6/0/5/1/2/ar13558678021506.jpg" style="float: left;margin:5px;"&gt;&lt;img src="https://activerain.com/image_store/uploads/8/3/6/8/4/ar135586795948638.jpg" style="float: right;margin:5px;"&gt;The excitement begins at 6pm Tuesday, Dec. 18, 2012 with the Poinsettia Bowl Gaslamp March.  The marching bands, cheerleaders, and mascots from each school will march through the Gaslamp District down Fifth Ave. from opposite ends playing holiday favorites. They will meet up in the middle at Market Street for a "Battle of the Bands".  Afterwards each will continue down Fifth Ave. in the opposite direction from where they started, playing  school songs and marching tunes.  This high energy show-down  attracts thousands of cheering fans and spectators.
On Wednesday afternoon, Dec. 19, 2012, 1000 fans can join the teams for lunch on the USS Midway. It starts at 11am with another "Battle of the Bands" on the flight deck and is followed by lunch with the teams at 12n.
The 8th Annual Poinsettia Bowl takes place on Thursday,   Dec. 20, 2012 at Qualcomm Stadium. Kick-off is at 5pm Pacific and the game will be televised on ESPN.  Tickets are still available and $1.00 from each ticket will be donated to the Make-A-Wish Foundation.
Football teams enjoy coming to San Diego for bowl games in December because they are usually greeted with sunny 70 degree weather and bright blue skies. That's not the case this week as the skies are gray and the weather is chilly and rainy. Someone please CUE THE WEATHER!

Last year 6,000 homeless and needy children and their families enjoyed the festivities and received new, wrapped Christmas gifts. This year the event takes place on Saturday, December 22, 2012 at 12noon at Golden Hall, San Diego Community Concourse, 202 C Street, San Diego.

It is located only  about 20 minutes  from downtown San Diego and minutes away from the sparkling beaches of Del Mar and La Jolla.
In addition to the beaches, there are many community parks and the Carmel Valley Rec Center and Ocean Air Rec Center offer playgrounds, ball fields and a myriad of organized activities.  Golf is unparalleled at the spectacular Grand Del Mar Resort which overlooks the natural beauty and canyons of the Los Penasquitos Canyon Preserve.
I believe one of the main reasons that people from other areas of San Diego and those relocating to San Diego are drawn to looking for a home in Carmel Valley are the schools. Carmel Valley is served by both the Del Mar Union School District, the Solana Beach Elementary School District,  and the San Dieguito Union High School District, all of which are known for their academic excellence and include a number of California Distinguished Schools.
Homes in Carmel Valley are typically spacious and luxurious, and at the higher end of the price spectrum.  Although not immune to the housing crisis, sales are strong and homes have recovered much of their value.

Alpine Village Christmas Parade of Lights and Snow Festival - 6:30pm  Santa leads the parade down Alpine Blvd from West Victoria to the Alpine Creek Town Center, followed by the tree lighting and sledding on the snow hill.

Saturday, Dec. 1, 2012
North Park Toyland Parade and Holiday Fair  - 11am  winding through historic North Park, down University Ave between Utah and Iowa. Outgoing Mayor Jerry Sanders will be the Grand Marshall of this joyful event, now in it's 49th year.
Vista Christmas Parade  - 1pm  at South Santa Fe and Main St.  After the parade, join Santa at the Winter Wonderland at the Krikorian Theater, which is bringing in 5 tons of snow!!
Ocean Beach Christmas Tree Parade  - 5:05pm down Newport Ave from Sunset Cliffs to the beach. The Holiday Fun Zone will take place from 9am-9pm at the Pier Parking Lot. One of my personal favorite parades, although I was saddened to learn that the Ocean Beach Geriatric Surf Club and Precision Marching Surfboard Drill Team and Gidget Patrol has retired after 28 years. They will be missed!
Encinitas Christmas Parade  - 5pm Christmas Tree lighting at The Lumberyard Shopping Center. Parade starts at 5:30pm down South Coast Hwy 101 from D St. to J St.
Fallbrook Christmas Parade  - 5pm down Main from Ammunition to Ivy.  The theme of this year's parade is "A Patriotic Christmas" and a group of Wounded Warriors from Camp Pendleton will serve as Grand Marshalls.  The Marine Band from Camp Pendleton and The House of Scotland Pipe Band (bagpipes, that is) will also be marching in the parade.

202 Oceanside homes went Pending  (offer accepted by the sellers, escrow opened)
103 of those transactions closed
The other 99 homes closed after the first of the year
The Average Price was $337,539
The Median Price was $321,750
From Nov.1-28, 2012, 100 homes have gone Pending.
So now that we know Oceanside homes do sell over the holidays, let me give you a few of the reasons why. First of all, buyers that are looking at homes over the holidays are more likely to be motivated buyers.  Second, inventory is extremely low, so you have less competition now than you will have in the spring.  And third, homes decorated for Christmas are warm and inviting and appeal to the emotional side of buyers.

We've made it through the shopping frenzy of Black Friday, Small Business Saturday, and Cyber Monday.  And today is #Giving Tuesday.  As its name suggests, #Giving Tuesday is not another day to celebrate consumerism, but to remember and participate in the true meaning of the holiday season.

#Giving Tuesday is the brainchild of New York's 92nd St Y and the United Nations Foundation.  This is the first year of the #Giving Tuesday initiative, which asked businesses, charities, religious organizations, and schools to come up with one project that will benefit a registered 501(c)3 non-profit  this holiday season. As of today, over 2100 organizations have signed on in all 50 states.  See #Giving Tuesday Partners for a full list of the organizations involved.
The goal of the event is not just to remind you to write out the end of the year giving check, but to involve the whole family, work place, social group, and school into the spirit of giving, by volunteering and donating their time and talents to one of these projects.
I truly hope this event is a huge success and is repeated as an annual event. How wonderful would it be if, in all of our communities, we had the kind of excitement and anticipation to participate in next year's #Giving Tuesday as we have for Black Friday shopping?

      <description>My Most Memorable Thanksgiving
I've just returned home from a lovely Thanksgiving dinner with friends and now I'm faced with writing my blog (as part of the 30 day challenge) and my ideas are weighted down in a turkey induced stupor. That's when I ran across Patricia Kennedy's post that was inspired by Roger Mucci's post about his most memorable Thanksgiving. So here's my story….
When I first moved to San Diego in 1989, I made a number of good friends that like myself, were all transplants from all over the U.S., from Colorado to New York to Florida.  Since none of us had family in San Diego, we were all without dinner plans for Thanksgiving.  So one of my girlfriends and I decided we would make Thanksgiving dinner and invite all our friends who had nowhere else to go.
While we were very well intentioned, our cooking skills were pretty minimal,  we didn't have a cookbook, and of course that was back before Google, so even though we knew what we wanted to cook, we didn't have any recipes.  Our first shocking discovery was when we were trying to stuff the turkey only to find there was something inside of it!!!  I put my hand inside and starting putting on something that eventually loosened and started coming out… I couldn't image what it could be.  Of course it was the turkey neck and innards, but it was a surprise to us!  We cooked the potatoes way too early and they  turned a dark purple color by the time we decided to mash them.
Oh no, what next??
I lived in a little beach cottage on Mission Bay, it was a warm, sunny day and we set up our table on the patio. That day, with a lot of laughter and a few mimosas, we managed to present our friends with a beautiful, traditional Thanksgiving dinner.  And although we all missed our own families,  we were together enjoying this meal that is so much a part of all of our lives.
